East Plano Apartments: Older, Cheaper and Big on Three Bedrooms

  • The flat utility fee at 1980s buildings on one meter, to add in before you compare, since it can change which unit is cheaper
  • The 1990s communities first if you have a credit problem, since their rules are clearer than at the older places
  • Three bedroom plans in the places we send, since this side of Plano has plenty of them

Getting Around East Plano on Two Rail Lines

US-75 runs along the west edge, south to Richardson and Dallas and north toward Allen. Inside the area, Jupiter and Shiloh run north and south, 14th Street runs east and west, and Los Rios Boulevard ties in the far side near Murphy. Most apartments sit between US-75 and Los Rios.

Rail is better here than in most suburbs. Parker Road Station, at US-75, is where Red Line trains start their run through Downtown Plano and Richardson to downtown Dallas with no transfer. The Silver Line's last stop is Shiloh Road, with trains west through Addison and Carrollton to DFW Airport. Errands are another story: most addresses still need a car.

How the 1980s and 1990s Buildings Differ

The buildings split by decade. Many 1980s buildings put every home on one meter. The owner pays the bill and charges each home a flat monthly fee that the listed rent leaves out. Why does that matter? Next to a building that bills each home for its own use, that fee can decide which one costs less. Ask each 1980s property for the number, since listings rarely show it.

Those same 1980s properties are more likely to look at each application on its own. That can mean a yes where a strict screener says no, but the answer is harder to predict.

The 1990s garden communities are often in better shape, with bigger units and written screening rules. Many have three bedroom plans, and the good ones lease fast. For a complicated file, they're usually the better first try.

The President George Bush Turnpike is the fast toll road west; Plano Parkway and Parker Road are the free ones.

What we tell renters in East Plano

If you fly often, a home near Shiloh Road or 12th Street puts the Silver Line to DFW Airport close by, with no parking bill. The Bush Turnpike charges a toll every trip, so price it against the free Plano Parkway before you settle on a commute. Balloon festival weekend in September brings crowds and slow roads around Oak Point Park.

East Plano questions

Can I get Plano ISD on a tight budget?

Yes. The 1990s garden communities here are mostly in Plano ISD and rent below the west side with roomier units. A few corners of the city fall in other districts, so check the exact address on the district's lookup before you sign. East of US-75, a one bedroom rents for about $1,369 a month after specials.

Are utilities included at East Plano apartments?

Sometimes, in a way that costs you. Many 1980s buildings share a meter and charge every home the same utility fee outside the rent. Get that figure for each building and add it before comparing with a place that has its own meter.

Where are the three bedroom apartments in East Plano?

Mostly in the 1990s garden communities. The 1980s buildings have them for less, but ask about the flat utility fee before you compare rents.

Who works with low credit in this corridor?

The 1980s buildings are more likely to look at each file on its own, but income still has to clear the bar. The 1990s communities are the better first try, with clearer rules. Our low credit guide covers guarantors and deposits.

Can I commute to Dallas by transit from East Plano?

Yes. Red Line trains start at Parker Road Station and run through Downtown Plano, Park Lane and SMU/Mockingbird to downtown Dallas without a transfer. The walk to the station varies a lot, so map it from the building you like.

Is there an apartment locator near East Plano?

Yes. We work the stretch from Jupiter Road to Los Rios and send the places that fit your budget. At the 1980s properties, ask the question their listings skip: how much is the flat utility fee? If East Plano comes up short, Richardson and Central Plano are next door.
