East Dallas Apartment Locator: Duplexes, Fourplexes and Lakeside Gardens

Our East Dallas apartment locator team checked 27 places this week, and 12 of them have specials. Prices start at $963 a month after free rent. East Dallas spreads from Central Expressway out to White Rock Lake and Buckner Boulevard, north of I-30. Most of what rents here is small: 1920s fourplexes near the Baylor campus, garden complexes along Gaston and Abrams, and duplexes and houses across Lakewood, Junius Heights and Casa Linda. Small places often rent before a sign goes up, so timing counts.

Pick what you want. We compare each deal with buildings like it here: same size, about the same age.

Why our prices are lower than what the community quotes

When a community gives free rent, we spread it over the whole lease and show what you pay a month on average. The community quotes the full rent, and many take the free rent off your first months. You pay the same total either way. Our way lets you compare one deal with another. Fees and the deposit are extra.

East Dallas Apartments Rent Before the Sign Goes Up

  • Which pocket fits your budget, since rents swing widely between Junius Heights, Lakewood and Casa Linda
  • Duplexes and small buildings, which often lease before the owner puts up a sign
  • Older complexes along Bryan, Gaston and Live Oak where a manager looks at your file in person
  • Commutes built around the Blue Line stops on the east side or the Green Line near Baylor

Getting Around, and Why Calling First Counts

It's a big area. Junius Heights to Casa Linda is about four miles, and rents change a lot along the way.

Rail runs along the edges. The Blue Line stops at White Rock and Lake Highlands stations on the east side, and the Green Line serves Deep Ellum and the Baylor campus on the west. Most of the rental pockets sit between the two, so a car is the norm. Gaston Avenue, Swiss Avenue and Live Oak Street run straight into Downtown, and Uptown sits just across Central.

A lot of renters here hunt by driving the streets and calling signs. Does that work? It can. Small buildings go to whoever reaches the owner first, so have your documents ready before you start.

What Rents in Each Part of East Dallas

There's no single building type here, and each pocket rents its own way. Lakewood is the tightest: cottage rentals, a few walkups and some larger buildings around the Lakewood Shopping Center, with little on the market at any time. Most newer buildings sit on the west side, near Lower Greenville and Ross Avenue.

Near the Baylor campus, Old East Dallas holds the most 1920s fourplexes, mostly owner run, and the bar to qualify changes from one owner to the next. Junius Heights is a historic district of bungalows where duplexes and houses tend to rent by word of mouth.

The older garden complexes sit in Casa Linda and on the streets around White Rock. That's where most of the middle priced apartments are, and screening there is more standard. Across the whole area, duplexes and houses are a bigger share of rentals than in most parts of Dallas this close to Downtown. When one owner makes the call, the answer can go either way.

East Dallas, from Lower Greenville to the lake

East Dallas mixes old tree lined streets, the loudest bar strip on Greenville and the biggest lake in the city. Plan on a car for most trips, with the lake trail and patios close by.

Car first, with the Blue Line on the edge

Most East Dallas trips start in the car. Gaston Avenue, Swiss Avenue and Live Oak Street head straight into downtown, and our 8am drive times put downtown about 16 minutes away and the Medical District about 27. DFW Airport and Legacy West both run past 40 minutes. The DART Blue Line stops at White Rock and Lake Highlands stations on the east side. By bike, the Santa Fe Trail runs from White Rock Lake toward Deep Ellum on an old rail line.

White Rock Lake and its gardens

White Rock Lake is the big one: a paved loop of about 9.3 miles for running, biking and sunset walks, with kayaks and sailboats out on the water. Its off leash dog park lets dogs wade into the lake. Across Garland Road, the Dallas Arboretum's 66 acres of gardens host Dallas Blooms each spring and a pumpkin village each fall. Lakewood's creek parks give the closer streets a shady walk.

Lower Greenville nights and Lakewood dinners

Lower Greenville, from about Ross Avenue up to Mockingbird Lane, is the loud one, with bars, patios and live music that run late on weekends. Lakewood Shopping Center at Abrams and Gaston is calmer, with dinner spots under the tall tower sign of the Lakewood Theater, the old movie house on the corner. Trader Joe's sits on the same stretch of Greenville, so dinner and the grocery stop can be one trip.

Groceries from Lakewood to Lovers Lane

Trader Joe's is on Lower Greenville near Ross Avenue. Central Market, at Greenville Avenue and Lovers Lane, has a big produce section and makes a good weekly run. On the White Rock side, Casa Linda Plaza handles errands without a trip toward downtown. It's a Spanish style center from the 1940s at Garland Road and Buckner Boulevard.

Parades, home tours and the State Fair

Each March, the St. Patrick's Day parade runs down Greenville Avenue north of Mockingbird. On Mother's Day weekend in May, the Swiss Avenue Historic District opens its big early 1900s homes for a tour. Fair Park, where the State Fair of Texas runs each fall beside the Cotton Bowl, is a short drive south. In December, the Dallas Marathon sends runners on a loop around White Rock Lake.

What we tell renters looking in East Dallas

Dallas Marathon Sunday in mid December closes the roads around White Rock Lake from morning into early afternoon. Arboretum weekends in spring and fall bring extra traffic to Garland Road. Parade day in March shuts Greenville Avenue for most of the day. Homes a block off Lower Greenville hear bar crowds late on Friday and Saturday, so drive past on a weekend night before you sign.
