Bishop Arts Dallas Apartment Locator: Walkable Blocks, Fourplexes and a Streetcar

Free help from your Bishop Arts Dallas apartment locator: we checked 18 places this week, from $1,099 a month after free rent. Bishop Arts and Kessler are the corner of Oak Cliff where coffee, dinner and a show can all happen on foot. The catch: openings are scarce. Newer midrise buildings over garages or shops line Zang, Bishop and Davis. Older fourplexes fill the side streets of Winnetka Heights, and garden complexes sit south of Davis toward Beckley. Kessler Park, up in the hills to the west, is mostly houses.

Finding Bishop Arts Apartments When Openings Are Rare

  • Central air and parking off the street at Winnetka Heights fourplexes: ask about both before you compare
  • Permit rules on your block, since weekend crowds from the shops spill onto side streets
  • Which way a Kessler Park unit faces, since view and no view can rent for about the same
  • The garden complexes south of Davis when you need to move soon or have a credit issue

Transit, Parking, and the Streetcar to Union Station

Downtown is a short drive north over the Houston Street viaduct. For trips across the metro, I-30 is close at Sylvan or Hampton.

The Dallas Streetcar starts at Bishop Arts station, on Davis Street, and runs to Union Station, where you can change to DART trains. It runs on a timetable (not every few minutes), so check it first. The closest DART rail stations, such as Tyler/Vernon and Dallas Zoo, are a mile or more away, farther than most people want to walk.

Kessler Park's hills are real, and most errands there take a car. In the shopping blocks, weekend visitors fill the curb, so ask whether your block uses permits and where guests can park.

Three Building Types and What to Ask About Each

Each kind of building here comes with its own questions. The newer midrise buildings along Zang, Bishop and Davis sit closest to the shops and use standard screening. Their free rent offers tend to be small, so when you're choosing between two of them, the fees usually decide it.

The Winnetka Heights fourplexes often cool with window units and have no parking on site. That can wipe out their lower rent once you add power bills and street parking. The garden complexes south of Davis toward Beckley are the most flexible on screening and usually have the most openings.

Kessler Park is houses, garage apartments and duplexes that rarely come open and often go through real estate agents or word of mouth. On its hills, look out the actual window before you pay more for a skyline view.

What we tell renters looking near Bishop Arts

Bishop Avenue and Davis Street get noisy late on weekends, so a home a few blocks off them is quieter at bedtime. Counting on the streetcar for work? It runs on a timetable, not every few minutes, so check it first.

Bishop Arts / Kessler questions

Can I get to Downtown from Bishop Arts without a car?

Yes, on the Dallas Streetcar from Bishop Arts station to Union Station, where DART trains connect. It runs on a timetable, so check it before you count on it for work.

Do the fourplexes near Bishop Arts have central air?

Many don't. Older fourplexes in Winnetka Heights often have window units and street parking only. Ask about cooling and parking before you compare their rent with a newer building's.

How long does it take to find an opening here?

Longer than in most of Oak Cliff. Renters tend to stay put, and the older fourplexes and houses rarely come open. If you need to move within a few weeks, look at the garden complexes south of Davis, or in nearby Wynnewood and Elmwood, too. When one does open, a Bishop Arts one bedroom goes for about $1,395, and the best price we saw this week is $1,134 after specials.

Is parking hard near the Bishop Arts blocks?

On weekends, yes. Visitors fill nearby streets, and some blocks may require permits. Ask the property about your address and about guest parking.

Is there an apartment locator for Bishop Arts and Kessler?

Yes. We follow the midrise buildings on Zang, Bishop and Davis, the fourplexes in Winnetka Heights and the Kessler Park garage apartments. We'll tell you how long we've seen the wait run for each.

Looking in Bishop Arts / Kessler?

Willing to wait for a Bishop Arts opening, or need something sooner? Say which, with your budget, and we'll plan the search around it. Worth a read: fourplex costs past rent, screening options and new buildings.
