Areas we cover inside Aubrey & Providence Village

  • Providence VillageProvidence Village started as a planned subdivision and later became its own town, just south of US-380 beside Savannah.

Rentals here are almost all houses inside a homeowners association, so check its lease rules before you sign.

  • Paloma CreekUS-380 splits Paloma Creek down the middle: homes north of the highway carry Aubrey addresses and homes to the south carry Little Elm addresses.

It's a big planned spread of newer houses, with Lewisville Lake a short drive west.

  • Downtown AubreyAubrey's old downtown is a few blocks of brick storefronts near the railroad tracks, with US-377 running through town toward Denton and Pilot Point.

Expect older frame houses, a few duplexes and newer subdivisions on the edges rather than apartment complexes.

  • Cross RoadsCross Roads is a small town strung along US-380 between Aubrey and Little Elm, with highway shops and gas stations on the frontage road.

Most of the housing sits in newer subdivisions just off 380, and Denton is about 15 minutes west.

  • US-380 CorridorUS-380 is the main road east and west for this whole area, tying Denton to Prosper, Frisco and McKinney.

New shopping centers, streets of rental houses and a few newer apartment complexes keep going up along it. Traffic backs up at the lights at rush hour.

Aubrey Apartments Are Rare: Providence Village Houses Instead

  • Each rental home company's posted income rules, and when it has said yes with conditions, laid out before you pay a fee
  • HOA rules on parking, pets and lease minimums in Providence Village and Paloma Creek: read them before you drive out
  • The slow drive through the US-380 stoplights toward Frisco: time it from your door

US-380 lights, FM-423 and the lake to the north

US-380 is the east and west road, and FM-423 runs south to Little Elm and The Colony. No train serves either town, and most morning drives point toward Frisco and Legacy West.

US-380 here is mostly stoplights, not interchanges, so the morning trip takes much longer than the miles suggest. Where you get on US-380 or FM-423 matters too. North of town, Ray Roberts Lake and its state park trails are an easy weekend run.

Providence Village, Paloma Creek and the rules that come with them

Apartment complexes are scarce. Most rentals sit in two planned communities, Providence Village and Paloma Creek, both with amenity centers, pools and trails. Owners lease out houses on the same streets too.

The companies that own the rental homes post their income rules. They're more willing than a single owner to say yes with conditions, like a deposit alternative or a co-signer. Each HOA sets its own rules for cars, pets and yards, and sometimes a minimum lease length. Renters follow them too, no matter what an owner tells you.

Some homes here buy power from a Denton County electric cooperative at its own rate. Get the provider's name for the house before you budget.

What life looks like in Aubrey and Providence Village

Daily life here runs on US-380 and farm roads: a lake inside the subdivision, a short list of places to eat near the highway, and longer drives for anything big.

Every trip starts in the driveway

There's no train or bus, so every trip starts in the car. Our weekday 8am timing has Legacy West near 43 minutes out, DFW Airport near 56 and Downtown Dallas near 67. Most errands head toward the highway, where the grocery stores and restaurants sit about three miles south of most homes. Downtown Aubrey sits on US-377, the road north to Pilot Point and south to Denton, with a few blocks of brick storefronts.

A lake in the neighborhood, bigger ones nearby

Lake Providence Park, inside Providence Village, wraps a small lake where people fish for largemouth bass and bluegill, and its paths make the easy evening walk. For bigger water, Ray Roberts Lake sits to the north with state park trails. Lewisville Lake is a short drive west for a boat day or a swim. Both lakes turn a hot Saturday into a cheap day out.

Barbecue and Mexican food near the highway

Places to eat sit near the highway, a few miles down the road, and most are quick stops: coffee drive thrus, pizza and fast food. Two sit down spots stand out. Prairie House Restaurant is the pick for barbecue and steaks. Villa Grande Mexican Restaurant is the one for a group dinner or a birthday.

The grocery run out here

Two grocery stores sit near the highway: ALDI for a low cost weekly run and Sprouts Farmers Market for produce and bulk bins. For a warehouse club, a mall or a big home store, plan on Denton, Little Elm or Frisco. Shop on the way home from work, and a forgotten item won't turn into a second drive.

Peanut Festival and Friday night lights

The Aubrey Peanut Festival is the area's big day each October, with booths, food and a full day of events. On fall Friday nights, Chaparral Memorial Stadium is where the town turns out for high school football. For a bigger weekend, Ray Roberts Lake and the shops in Denton are both a short drive.

What we tell renters about this stretch of US-380

Leave time for the stoplights on US-380. By our timing, Legacy West takes about 43 minutes at 8am and Downtown Dallas over an hour. Buy groceries on the way home, since the nearest stores sit about three miles out. On Peanut Festival day in October, expect extra traffic around town and plan errands around it. If you fish, ask how far a home is from Lake Providence Park.

Aubrey & Providence Village questions

Can I find an apartment complex in Aubrey?

A few. Most rentals are houses in Providence Village and Paloma Creek, many built to rent. Little Elm, a short drive south, has more apartment complexes. In and near the two towns, a one bedroom apartment runs around $1,087 lately.

How long does the morning drive to Frisco take from Aubrey?

Much longer than at midday, with US-380's stoplights and the morning traffic. Time it from your door before you sign.

Are Aubrey addresses on co-op power?

Some streets are, and those homes can't shop for a plan. Find out which utility serves the house first.

What do HOA rules restrict in Providence Village and Paloma Creek?

Parking, pets (with breed, weight and number limits), lawn care and sometimes minimum lease length. They come with the house no matter who owns it, so read them first.

Which school district serves Providence Village?

It's split at Fishtrap Road: Aubrey ISD serves the north part and Denton ISD the south. Other parts of the Aubrey area are Denton ISD too, so look up the exact address.

Will Aubrey's rental home companies approve a rough credit history?

Many will, if your pay meets their rules, with an added deposit or a co-signer. Their rules are posted, and we go over your history with you against them first. The company makes the final call.

How easy is it to find a three bedroom house in Aubrey?

Easy. Three bedrooms are the standard floor plan in Providence Village and Paloma Creek, from the big rental companies and from single owners.

Is there an apartment locator near Aubrey and Providence Village?

Yes. Here we follow the rental home companies in Providence Village and Paloma Creek, plus owners leasing in Cross Roads. We look up each company's screening rules and send the homes that fit. Read the HOA rules and ask who supplies power before you sign.
