Net Effective Rent vs Headline Rent in Dallas

Net effective rent in Dallas is the price after free rent is spread over the lease. Daily rate = (monthly rent x 12) / 365. Here's why monthly math breaks when a concession is not a whole month, and how to compare two offers with effective rent.

Two numbers, and one of them is marketing

Headline rent is the figure on the sign. It's there so you can compare buildings in a search filter.

Net effective rent is your real monthly average across the lease once the concession is applied. It's the only number that lets a 12 month offer and a 15 month offer compare fairly. It belongs next to what an apartment actually costs.

The formula

Daily rate = (monthly rent × 12) ÷ 365

Then:

  1. Daily rate × days in the lease = gross lease cost
  2. Daily rate × free days = concession value
  3. (Gross − concession) ÷ lease months = effective monthly rent

That's it. Four steps, and it works for any lease length. For an offer in whole months, step 2 is simpler: the concession value is that many months of rent.

An example

A $1,250 unit on a 12 month lease with one month free:

  • Daily rate: (1,250 × 12) ÷ 365 = $41.10
  • Lease days: 12 × (365 ÷ 12) = 365
  • Gross lease cost: 41.10 × 365 = $15,000
  • Free rent: one month, so one month of rent = $1,250
  • Net lease cost: 15,000 − 1,250 = $13,750
  • Effective monthly: 13,750 ÷ 12 = $1,146

The sign said $1,250. You average $1,146. That's a real $104 a month. Use the effective figure when you compare.

Why monthly math breaks

Concessions in Dallas are quoted in weeks and days far more often than in whole months.

Quoted asActual daysWhat people assume
Six weeks free42“A month and a half” (about 45.6)
Four weeks free28“One month” (about 30.4)
Eight weeks free56“Two months” (about 60.8)

In every row, the guess on the right makes the concession look bigger than it is. A real month free is the one offer you can count as months (it's one month of rent, in any month). Treat six weeks as a month and a half, and the deal looks 3.6 days of rent bigger than it is. That's about $148 at the daily rate above.

The rule

Turn the concession into a day count first. Then price the days. Never turn an offer quoted in weeks into months.

What effective rent still does not include

Effective rent is the rent side only. Two things sit outside it:

The community fees. Amenity, parking, package, valet trash, pest control, pet rent, split utility bills (RUBS), and bulk internet come every month, and no concession touches them. Add them after you have the effective rent, not before.

The clawback. If breaking the lease early means paying back the free rent, the effective rent you worked out holds only when you stay the full lease. Read the addendum.

Where to use it

Any time you have two offers. Different terms, concessions, or buildings? Convert both, and the comparison becomes subtraction, not an argument.

For the most common version of that comparison, see which concession wins.

Questions about this

What is net effective rent?

It's your average monthly rent over the whole lease after the free rent comes off, worked out on a daily rate. It lets you compare two offers fairly, even when the terms differ. It isn't the price on the sign.

How do I calculate effective rent?

Daily rate = (monthly rent x 12) / 365. Multiply that by the days in the lease, subtract the free days at the same rate, then divide by the months in the lease.

Why not just divide the free months across the lease?

For a true month free, that works: it's one month of rent, whichever month it is. Most Dallas specials come in weeks, though. Six weeks free is 42 days, not a month and a half, so monthly math gets those offers wrong.
