# Apartment Application Fees in Dallas, and Every Fee After

Last updated: November 1, 2026
Apartment application fees in Dallas run $50 to $75 per adult, and they're only the first charge on the list. What counts is the total monthly cost, not the rent in the ad. See how fees, a special and any clawback change the real price of a lease, then run a quote through our free calculator.

## Why the Rent in the Ad Isn't What You Pay

The rent on the sign is the number the building wants you to compare. It isn't the number you pay.

Two things move it. A special pulls it down by an amount that depends on how many days are free. The community fees push it up every single month of the lease. Neither one shows up in the search filter you used to find the place.

Work out both before you compare: effective rent on a daily rate, then each community fee on top.

## How the Daily Rate Shows True Lease Cost

Specials in Dallas are quoted in weeks or days far more often than in whole months. “Six weeks free” is 42 days. Free months are simpler. Each one takes a full month's rent off, the same in a short month as a long one.

Monthly math breaks the moment a special isn't a whole month, and most aren't. So we start from the daily rate:

**Daily rate = (monthly rent × 12) ÷ 365**

From there, multiply the daily rate by the days in the lease, subtract the free days at the same rate, and divide by the number of lease months. That gives effective monthly rent. It's the only number that still works when you compare a 12 month lease with a 15 month lease.

Run it once and the ranking of two buildings often flips. In our example, two months free on a 15 month lease comes to $1,083 effective. One month free on a 12 month lease comes to $1,146. That's a $63 monthly difference. Daily rate math matters most at new buildings that are still filling up, since that's where the biggest specials are.

## Community Fees on a Dallas Lease

Here's what comes on top of the effective rent, month after month:

| Charge | What it is | Where it hides |
| --- | --- | --- |
| Amenity fee | Flat monthly charge for pool, gym, and lounge access | Fee schedule, not the listing |
| Parking | Surface, covered, garage, or reserved, and often tiered | Second space costs more than the first |
| Valet trash | Pickup at your door, usually mandatory | Required at most newer buildings |
| Package locker | Use of the package room or lockers | Sometimes bundled into a “technology fee” |
| Pest control | Flat monthly charge for the whole building | A line on your monthly bill |
| Pet rent | Monthly, per animal, separate from the pet fee and deposit | Three separate charges, often mixed up |
| RUBS | Ratio utility billing for water, sewer, and trash | Changes month to month, split by a formula, with no meter for your unit |
| Bulk internet | Required service for the whole building | Newer buildings, no opting out |
| Renters insurance | Liability coverage, usually at least $100,000 | Required, priced separately |

Two buildings can advertise the same rent and end up more than $200 apart once you add these fees. Communities run by Greystar, Lincoln Property Company, and other big management companies each set their own fees. That's why total monthly cost is the number to compare, not rent.

Electricity is a separate bill. In Dallas, you pick your own electricity company, called a retail electric provider. Oncor delivers the power and bills that provider for it. Compare the kWh price on the Electricity Facts Label, not the advertised rate. Our free

move-in concierge

 helps with that part.

## What Is a Concession Clawback?

At most Dallas buildings running big specials, free rent comes with strings attached. Break the lease early and you usually have to pay the free rent back. The terms are usually on an extra page added to the lease, not in the main lease, and that page is easy to skip.

Ask before you sign: if I break the lease early, do I pay the free rent back, and how much? Get the answer in writing, and read that page itself, not a summary.

The other cost to watch is the reletting fee. That's a charge written into the lease for finding a new renter. Between the clawback and the reletting fee, breaking early can cost more than the free rent was worth.

## How Renewal Pricing Changes the Deal

Free rent only covers year one. In month thirteen, the rent moves back toward the going rate. That reset is why a lease that looked good in month one jumps several hundred dollars twelve months later.

Two questions handle it:

1. What did this unit renew at last year?
2. Does the concession repeat at renewal?

If it doesn't repeat, price year two before you commit to year one. Sometimes the bigger special is still the right call. Sometimes a smaller special at a building with smaller renewal increases wins over 24 months.

## Application Fees, Move-In Costs, and Monthly Charges

**Every month.** Effective rent, the community fees, RUBS, renters insurance, electricity. Add them up and that's the number that matters, since you pay it every month.

**Once, when you apply.** Application fee, usually $50 to $75 per adult (2026 rates) and not refundable. The administrative fee is separate and typically runs $100 to $300 depending on the community. If a guarantor or cosigner applies, each one pays their own application fee. Any pet fee or pet deposit gets collected at this stage too. An application _deposit_ is a different thing from an application _fee_. Under Texas Property Code Section 92.351 and the sections after it, it has its own rules for getting it back if you're not approved.

**Once, when you move in.** Security deposit, prorated rent for the first month, and utility connection charges. The deposit depends on the property and your screening result, from a few hundred dollars up to a full month’s rent. Some communities offer deposit alternatives for a fee you won’t get back.

**Only if you leave early.** The clawback and the reletting fee cost nothing if you stay the full term, and a lot if you leave early.

Difference

## Why renters use us for true monthly cost

### The number, not the sign

Our calculator adds every fee to the rent you're quoted. The advertised rent is just a starting point, since it's not what you pay.

### Daily rate math, not monthly guesses

Six weeks free is 42 days, priced at the daily rate. Each free month is worth a full month's rent, whatever its length. Price both the right way and the order of your options can flip.

### The clawback, asked about early

Ask for the page added to the lease and read whether breaking early means paying back the free rent. Those terms are easy to miss.

### The renewal number, up front

Specials only cover year one. Before you sign, ask what the unit renewed at last year and whether the special repeats.

### Prices with dates

Rent figures on this site come from our weekly check and show its date.

### Free to renters

The community pays a referral fee from its marketing budget.

Process

## How to work out true monthly cost

1. 1

    ### Gather the offers

Save what each community quoted you: rent, lease length, special, and the fee list if you have it.

2. 2

    ### Convert to a daily rate

Every special becomes free days priced at (monthly rent × 12) ÷ 365, so you can compare offers with different lease lengths.

3. 3

    ### Add up the fees

Amenity, parking, package, valet trash, pet rent, and any utility charges get added on top.

4. 4

    ### Read the addendum

It shows whether you'd pay the free rent back if you leave early. Ask what the unit renewed at a year ago, too.

## Questions about true monthly cost

What is the real monthly cost of a Dallas apartment?

It's the effective rent after free rent, plus every monthly fee the building charges. Effective rent comes from the daily rate: (monthly rent × 12) ÷ 365, multiplied by the lease days, minus the free days at that rate, divided by the lease months. Then add the community fees: amenity, parking, package, valet trash, pet rent and any utility charges. A typical one bedroom across the Dallas area is <span data-ar="m1">$1,245</span> a month net effective this week, but that won't tell you what one lease costs. Two units at that rent can land $250 apart once the community fees are counted.

What fees do Dallas apartments charge on top of rent?

The monthly ones are the amenity fee, parking (surface, covered, garage, or reserved), a package locker fee, valet trash, pest control, and monthly pet rent. Many buildings charge for water, sewer, and trash through RUBS, a ratio utility billing system that splits the building's bill among residents instead of metering each unit. Some newer buildings require bulk internet. Up front, you pay charges that come once: the application fee, an administrative fee, and any pet fee or deposit.

How do I calculate net effective rent?

Start with the daily rate: monthly rent times 12, divided by 365. Multiply that by the number of days in the lease. Subtract the free days at the same daily rate. Divide the result by the number of lease months. That's your effective monthly rent. Monthly math breaks the moment the special isn't a whole month, and most specials are quoted in weeks or days.

Is two months free on a 15 month lease better than one month free on 12?

Usually, on effective rent. In our example, two months free over 15 months comes to $1,083 effective, and one month free over 12 months comes to $1,146. The longer lease wins by $63 a month. That gap holds until renewal. The free rent only covers the first lease, and in month sixteen the rent moves back toward the going rate.

What is a concession clawback?

It means you pay back the free rent if you break the lease early. At most Dallas buildings with big specials, the terms are on an extra page added to the lease, not in the main lease, so they're easy to miss. Break a 12 month lease at month seven after a month free, and you may owe that month back.

Do you charge for this?

No. The service is free to renters. The community pays a referral fee out of its marketing budget. For the service to stay free, our name and your agent's name need to appear on the guest card and the application.

What is the difference between an application fee and an application deposit in Texas?

An application fee covers the cost of processing and screening, and it usually isn't refundable. An application deposit is money you pay with the application, and it's refundable if you're turned down. Texas Property Code Section 92.351 and the sections after it say how and when the landlord has to return it. Ask which one you're paying before you hand over the money. Application fees in Dallas often run $50 to $75 per adult.

Why does my rent jump at renewal?

Concessions only cover the first year. In month thirteen the rent moves back toward the going rate. If you got a big special, the jump is the size of that special plus whatever the market did. Ask two questions before you sign: what did this unit renew at last year, and does the special repeat. If the answer to the second is no, price year two before you commit to year one.

Can two apartments with the same advertised rent cost different amounts?

All the time, and that's the point of this page. Parking, amenity, valet trash, package, and pet charges vary building to building. Add a bulk internet charge or a RUBS utility charge and the gap gets wider. The community fees are where two offers that look the same pull apart.

How do you check each property you send?

We look up each property's income rule in our records, and we keep notes on how its management company looks at credit. For what a lease costs, use the two calculators on this page.

Do you pay an application fee just to tour a Dallas apartment?

No. Touring is free. The application fee is charged when you apply, not when you tour. It covers screening for credit, rental history, and background, and runs $50 to $75 per adult. It's separate from the administrative fee, which some properties collect with the application and others at lease signing.

What is the 30% rent rule, and how does it apply in Dallas?

The 30% rule says your housing costs shouldn't go over 30% of your gross monthly income. Most Dallas apartment communities use a slightly looser rule: your monthly income before taxes has to be at least three times the rent, not counting community fees. This week a typical one bedroom across the Dallas area is <span data-ar="m1">$1,245</span> a month net effective, so 3x takes <span data-ar="m1x3">$3,735</span> a month, or <span data-ar="m1x3yr">$44,820</span> a year. Properties apply the 3x rule to the rent on the lease, so a unit priced above that needs more.
