We're a free apartment locating service in Dallas, Texas, brokered by Spirit Real Estate Group (TREC #562021). We don't list tax credit or income restricted communities, and we don't place renters there, so their income limits, waitlists and paperwork rules aren't in our notes. Ask each one directly. We explain how they work, show where to search for them, and send market rate apartments that fit your budget so you can compare. Real list back ASAP. The community pays the referral fee, so the search costs renters nothing.

## Which Income Limit and Rent Cap Apply to Your Household?

A tax credit apartment is an affordable apartment with a cap on income and a cap on rent. Both are set by the property’s financing, not by the leasing office.

| Limit | What it is | Where it comes from |
| --- | --- | --- |
| Income limit | Maximum household income, by household size | A percentage of area median income, such as 50% or 60% |
| Rent cap | Maximum rent for the unit | Tied to the income limit for that unit type |
| Minimum income | The least you can earn, usually a multiple of rent | The property’s own policy |

The money behind these properties comes from the federal Low-Income Housing Tax Credit, which the Texas Department of Housing and Community Affairs (TDHCA) runs in Texas. The owner gets the credit and agrees to limit who can rent and what they pay. HUD updates its income limits each year, so check the year on any limit table you're shown. Many communities mix restricted units with market rate units, so two neighbors in the same building can have different rules.

If your household earns more than the limit, you'll be turned down no matter your credit. If it earns less than the property's minimum, you'll be turned down there, too. Ask the property about both before you pay an application fee.

## Is Capped Rent Cheaper Than Market Rent in Dallas?

A capped rent is the most the property can charge. It isn't always the lowest rent in the area.

In some areas, older market rate units can cost about the same as a tax credit cap for the same number of bedrooms. This week a typical studio in the Dallas area runs <span data-ar="m0">$1,241</span> a month after free rent, a one bedroom <span data-ar="m1">$1,245</span> and a two bedroom <span data-ar="m2">$1,699</span>. In Northeast Dallas a typical one bedroom runs <span data-ar="a:northeast-dallas:1">$802</span>. Where market rent is already near the cap, the limit saves you little and adds paperwork.

How much you need to earn comes from the income rule. At the 3x rent most Dallas properties use, a typical one bedroom at <span data-ar="m1">$1,245</span> needs <span data-ar="m1x3">$3,735</span> a month before taxes, or <span data-ar="m1x3yr">$44,820</span> a year. A capped unit bases its minimum income on its own rent, so that number moves with the cap.

So put both numbers side by side: the capped rent a tax credit property quotes you and the market rent for a similar unit nearby. We send the market rate side, with this week's specials counted. The tax credit property wins in some searches and loses in others.

## Which Fees Come on Top of Capped Rent?

A rent cap doesn't cap every charge. These fees come on top of rent every month:

- Amenity fee
- Parking
- Valet trash
- Package locker access
- Pest control
- Monthly pet rent, per animal
- RUBS, a ratio utility billing system that splits water, sewer, and trash among residents
- Renters insurance

Utilities are separate again. In most of the Dallas area you pick your own retail electric provider, and Oncor delivers the power. Garland and Denton run their own city power companies, so there you don't pick. Each property decides whether it has a utility allowance and how it counts toward the cap, so ask.

Our

true monthly cost

[/true-monthly-cost/ →](/true-monthly-cost/)

page explains each charge. For a tax credit search, the number that matters is capped rent plus those fees plus utilities. Ask each property for its fee list in writing, and our calculator can add it up.

For the market rate side, we search Dallas County and the northern suburbs, including Oak Cliff, Vickery Meadow, Irving, Garland, and Richardson. Commutes matter on a tight budget, so we note the nearest DART station for each property.

## What Papers Do You Need to Prove Your Income?

Tax credit properties check your income before move-in, then check it again on a schedule they set. It's all about paperwork. Have these ready:

1. Photo ID for every adult in the household
2. Recent pay stubs or an employer letter for each earner
3. Benefit award letters, if any income comes from benefits
4. Tax returns or a profit and loss statement for self-employed and 1099 income
5. Recent bank statements

Each property sets its own list and its own rules on which income counts. Ask for the list in writing before you apply, and turn everything in at once. Ask where the lease covers income rechecks, since that's often on an extra page added to it. Missing papers cost time, and time matters when few units are open.

Unusual income is common here. Gig, commission, and 1099 income can usually count when you have the paperwork. How a property averages income that changes month to month differs by building, so ask before you apply.

## Does a Tax Credit Unit Still Run Credit and Background Checks?

Meeting the income limit gets you through one door. Credit, rental history, and background rules come next, and they vary by property.

Income decides most applications. Most Dallas properties want income of 3x the rent, some take 2.5x, and a few take 2x. After that, properties differ on which ones take a lower score, how they treat money owed to a prior landlord, and how they review a record. Our [bad credit](/bad-credit-accepted/) page covers the credit side. For a broken lease, an eviction or a record, tell us what’s on it and we’ll look for places that work with it.

We describe what a property requires, and we don't promise approval. We work from what you tell us and never get, ask for, or keep your screening report.

## Affordable Housing Waitlists and Move Dates

Some tax credit communities keep waitlists. They open, close, and change order. A unit listed last month may be gone, and a property with no listing may have a unit tomorrow.

We don't list tax credit communities, so search for them here:

- [TDHCA Help for Texans](https://www.tdhca.texas.gov/help-for-texans): the state's help finder, with a link to its Vacancy Clearinghouse of rent reduced apartments you can search by city, county or ZIP code
- [HUD Resource Locator](https://resources.hud.gov/): HUD subsidized apartments and your local housing agency

- [Dallas County Housing Agency](https://www.dallascounty.org/departments/dchhs/human-services/housing-agency.php): Dallas County's housing voucher program

Ask each tax credit property how its waitlist works. If your move date can't wait, tell us. Our list starts with market rate places that had a home open in this week's check, so we can look for one that meets your date. Our

fast move-in

[/fast-move-in/ →](/fast-move-in/)

page covers the timeline when you're short on days.

If you have a housing voucher, tell us up front. Each property decides whether it takes vouchers. Our

 page explains how it works.

## What to Ask on a Tax Credit Tour

Ask these before you pay an application fee:

- Does this unit have an income limit or is it market rate, and at what income percentage?
- What is the income limit for my household size, and what is the minimum income?
- What is the rent for this unit, and how does it compare to the market rate units here?
- How much do community fees add each month?
- How does the property count income that changes, or income from self-employment?
- How often do you recheck income, and what happens to my rent if my income changes?
- Is there a waitlist, and where would I sit on it?
- Is there a special, and would I pay it back if I break the lease early?

The income recheck is the question renters skip. Your income is checked again after move-in, and the result decides whether a raise changes your lease. Ask the property to explain it in writing.

## What Your Property List Includes

We send back a list of market rate Dallas properties, with more choices than our website shows. Each one comes with:

- The rent after free rent, so you can compare it with a capped rent
- Places with a home open in this week's check
- Each floor plan with its square feet, rent range, what's open or opening soon, and whether a washer and dryer come with it or just hookups
- Move-in specials running now, with end dates and extras like gift cards
- Photos of the property
- Admin fee, application fee, deposit and minimum lease term
- Parking costs
- Pet deposit, monthly pet rent, weight limit and breed rules
- Income requirement, plus how its management company looks at credit
- Whether it takes first time renters or cosigners, and its renters insurance rule
- Amenities, the management company and nearby schools

Our list can still be wrong. A community may not have updated its system, or someone applied twenty minutes before you. Tell us and we'll look for more options ASAP.

Send your household size, income, and move date. Real list back ASAP.

Answers

## Tax Credit Apartments questions

What is a tax credit apartment?

It's an affordable apartment in a community financed with the federal Low-Income Housing Tax Credit. In exchange, the owner limits who can rent the unit by household income and caps the rent. Properties often mix income limited and market rate units, so ask which is which.

How do income limits work at tax credit properties?

Limits are set as a percentage of area median income and vary by household size. Properties usually set units at a stated percentage, such as 50% or 60%. Ask the property which limit it uses, and check the year on any limit table, since HUD updates its income limits each year.

Is there a minimum income, too, or just a maximum?

Often yes. Many properties want income of 2x to 3x the rent, and each property sets that rule. Ask each property how it applies that rule to your household before you apply.

Will a tax credit apartment cost less than market rent?

Not in every case. The rent cap is a ceiling. In some areas, an older market rate unit nearby costs about the same as the cap. Our area pages show what market rent runs nearby, and our calculator adds the fees, so you can compare the real cost.

Does a tax credit apartment still run a credit and background check?

Yes. Meeting the income limit doesn't replace a property's screening rules. Credit, rental history, and background rules vary by building. We state what each property requires, and we don't promise approval. We work from what you tell us and never get, ask for, or keep your screening report.

What documents will I need?

Expect to show proof of income for every adult in the household. That's usually recent pay stubs, benefit letters, or tax returns for self-employed income, plus ID and bank statements. Each property sets its own list. Ask for it before you apply, so you turn everything in at once.

Are there waitlists?

At some properties, yes. Waitlists open and close, and a unit that was available last month may not be today. Ask each property how its list works. If you can't wait, tell us your move date, and we'll look for market rate places with open units that can meet it.

Can I use a Section 8 housing voucher at a tax credit property?

Some properties take vouchers and some don't, and each property decides. Our Section 8 page covers how vouchers work in Dallas. Ask each tax credit property directly. If you want market rate places that take vouchers, tell us up front.

Who qualifies for housing assistance in Texas?

That comes down to the program. For tax credit apartments, your household income has to fit a limit set as a percentage of area median income. Housing choice vouchers are run locally by agencies such as DHA Housing Solutions and the Dallas County Housing Agency, each with its own waitlist and income rules. We don't decide who qualifies for any program, and we don't list tax credit communities. TDHCA's Vacancy Clearinghouse, linked from its Help for Texans page, is a good place to start.

Is a tax credit apartment the same as Section 8?

No. A tax credit apartment is a unit in a community financed with the Low-Income Housing Tax Credit, with income and rent caps on the unit. Section 8 is a voucher that pays part of the rent at a property that accepts it. You can sometimes use a voucher at a tax credit property, and each property decides whether it takes one.

Is it free to use an apartment locator for tax credit apartments in Dallas?

Our help is free, but we don't list tax credit communities. The state and local lists on this page are free to search. For the market rate places we send, the community pays a referral fee out of its marketing budget and your rent is the same as if you found it on your own.

What information do I need to send to find a tax credit apartment?

To search tax credit units, start with TDHCA's Vacancy Clearinghouse and ask each property for its income limit. To compare with market rate places, send us your household size, monthly income before taxes, budget, move date, and the areas that matter. We send back a list of market rate Dallas properties ASAP, each with photos, fees and any move-in specials.
