# West Dallas Apartment Locator: New Mid-Rises Across the River

West Dallas sits just across the Trinity from Downtown. Nearly all of its apartments are recent mid-rises clustered by the Margaret Hunt Hill Bridge, along Sylvan Avenue and on Fort Worth Avenue. Buildings still filling up give away free weeks, usually with a payback clause if you leave early. No train serves the district, but the bridge keeps the drive into Downtown short.

## Areas we cover inside West Dallas / Trinity Groves

- **Trinity Groves**: Trinity Groves is the restaurant block at Singleton Boulevard where the Margaret Hunt Hill Bridge lands on the west bank. Newer midsize apartment buildings ring it, and downtown is a five minute drive back over the river.
- **Fort Worth Avenue**: Fort Worth Avenue runs west from downtown across the Trinity toward Kessler and I-30. It passes newer apartments and townhomes, and the Belmont Hotel from the 1940s sits on the bluff. You can be downtown or on I-30 in minutes.
- **Sylvan Avenue**: Sylvan Avenue runs north from Fort Worth Avenue across Singleton toward the Trinity River levees. Newer townhomes and midsize apartment buildings have replaced a lot of old warehouses here, and the blocks near Fort Worth Avenue are walkable.
- **Singleton Boulevard**: Singleton Boulevard is West Dallas's main street, running west from Trinity Groves past older houses, industrial lots and new construction. New townhomes go up next to small 1940s houses, and Sylvan or Hampton gets you down to I-30.
- **West Dallas**: West Dallas covers the land west of the Trinity between I-30 and the levees, long a place of small frame houses and industry. New townhomes and apartments fill the blocks near the bridges, and farther west it's mostly houses.
- **Westmoreland**: Westmoreland Road runs north and south along the western edge of West Dallas, across I-30 and up toward Loop 12. It's mostly older houses and industry, with Westmoreland station, the end of the Red Line, south of I-30.

## West Dallas Apartments: Skyline Views, New Building Deals, Fine Print

- Free weeks priced per month and the payback clause asked for, since nearly every building here is still filling up
- Extra rent for a skyline view weighed against what's approved on the lot across the street
- Garage levels near the Trinity floodplain pointed out, so you know where your car sleeps
- Weekday truck traffic on Singleton Boulevard flagged before you pick a unit facing it

## No Rail, One Bridge, and a Dust Corridor to Check

The Margaret Hunt Hill Bridge is the main way across, carrying Singleton Boulevard traffic toward Woodall Rodgers. Beside it, the Ronald Kirk Bridge is open only to people walking or biking, and it ties into the levee trails.

No rail reaches the district. Sylvan Avenue leads north toward the Design District, I-30 is a few minutes south at Sylvan or Hampton, and Fort Worth Avenue is the other main street. Plan on a car, though the bridge makes the trip to Downtown so quick that transit rarely decides a search here.

Singleton still carries industrial trucks, and on weekdays the blocks right along it can get dust and traffic. If a unit faces Singleton, stop by on a weekday morning. Two blocks back can feel very different.

## New Buildings, Big Specials, and the Clawback Question

Almost everything for rent here went up recently: new buildings near the bridge and along Sylvan and Fort Worth Avenue. Few older, cheaper buildings with looser screening are left. With a credit issue, you'll usually have better luck in Oak Cliff or Pleasant Grove.

With so many buildings still filling up, offers run large. Compare them at the daily rate, using our [move-in specials guide](/move-in-specials/), and read the addendum, where the payback terms for leaving early usually live.

Skyline views add to the rent, and a new building across the street can take the view away. We ask what's approved on the facing lot first. One more thing: some garages at or below ground level sit in or near the Trinity floodplain. Standard renters insurance doesn't cover flood damage to your car or belongings.

## Living across the river in West Dallas

West Dallas sits right across the Trinity from downtown. You get a skyline view, trails on the levees and the Trinity Groves dining blocks, with Downtown about 11 minutes away by car.

### Bridges into downtown

Two river crossings shape daily life. The Margaret Hunt Hill Bridge carries Singleton Boulevard traffic over the Trinity toward Woodall Rodgers and downtown. The Ronald Kirk Bridge, the old Continental Avenue Bridge, is now for people on foot and on bikes. It links West Dallas, between Canada Drive and Singleton, to Riverfront Boulevard. Our drive times put Downtown and the Medical District about 11 minutes away, DFW Airport about 25 and Legacy West about 34 at 8am.

- **Margaret Hunt Hill Bridge** (bridge): Your daily drive into downtown from Singleton; its white arch shows up in every skyline photo here.
- **Ronald Kirk Bridge** (pedestrian bridge): Walk or bike across the river to downtown with no car; go near sunset for the skyline.

### Levee trails and river parks

The Trinity Skyline Trail runs on top of the levee, with a paved northern stretch and an access point at Trammell Crow Park on Sylvan Avenue. Trammell Crow Park has room for a picnic or a dog walk by the river. Trinity Overlook Park, roughly a mile east of Singleton and Sylvan, gives you a wide view of the downtown skyline.

- **Trammell Crow Park** (park): Start a levee ride here or bring the dog for a walk on the grass by the Trinity.
- **Trinity Skyline Trail** (trail): Ride or run the levee on a cool morning; the open top has little shade, so skip the summer afternoons.
- **Trinity Overlook Park** (overlook): Bring visitors here at dusk for a wide look at the downtown skyline across the river.

### Trinity Groves and Sylvan Thirty

Trinity Groves, at Singleton Boulevard by the Margaret Hunt Hill Bridge, is a cluster of restaurants with patios and skyline views, and it gets busy on weekend nights. Sylvan Thirty, on Sylvan Avenue near Fort Worth Avenue, is the calmer side, with TEN Ramen for dinner and Tacodeli and Houndstooth Coffee for breakfast.

- **Trinity Groves** (dining district): Come on a weekend night for dinner on a patio with the skyline, and walk it off on the bridge after.
- **Tacodeli** (taco shop): Grab breakfast tacos on a weekday morning, then walk next door to Houndstooth for coffee.
- **TEN Ramen** (ramen): A bowl of ramen on a cold night, or a quick weeknight dinner on Sylvan Avenue.
- **Sylvan Thirty** (shopping and dining center): Come for a slow lunch or an early dinner on a weeknight; it's the quieter side of West Dallas.

### What we tell renters looking in West Dallas

Trinity Groves gets busy on Friday and Saturday nights, so visit homes near Singleton then to hear the noise and see the parking for yourself. The levee trail sits up high with little shade, so ride early in summer. If you'll walk downtown often, pick a home near the west end of the Ronald Kirk Bridge, since that's your walking route over the river.

## West Dallas / Trinity Groves questions

### What's for rent in West Dallas?

Mostly studios, one bedrooms and two bedrooms in mid-rises built in the last several years, many with skyline views, clustered near the bridge and along Sylvan and Fort Worth Avenue. Across the Trinity, a typical one bedroom costs $1,249 right now, and the cheapest open one is $991 after its free weeks.

### Could my skyline view get blocked?

It can. New buildings can go up on nearby lots after you sign. If a unit costs more for its view, we ask what's approved on the lot it faces, and compare the extra cost with a unit without the view.

### Is flooding a concern for parking near the Trinity?

For some garages, yes. A few garage levels at or below ground sit in or near the mapped floodplain. We ask where your space is. Look into flood coverage too, since standard renters insurance leaves it out.

### How do I get Downtown without a car?

Walk or bike the Ronald Kirk Bridge to Riverfront Boulevard. There's no train, and buses are limited, so most renters still drive the Margaret Hunt Hill Bridge.

### Is there an apartment locator near Trinity Groves?

Yes. We cover West Dallas, from the buildings around Trinity Groves to the newer ones on Fort Worth Avenue and Sylvan. We price each new building's offer per month and ask for the payback clause before you decide.
