# Waxahachie Apartment Locator: Courthouse Square Rentals to I-35E Complexes

Waxahachie is the Ellis County seat, about 30 miles south of Downtown Dallas on I-35E. Newer complexes sit by the I-35E exits and along the US-287 bypass, and garden complexes make up the biggest share of apartments. Near the courthouse square and along US-77, older homes and small buildings are where a landlord will look past a lower score. At 8am the drive to Dallas runs about 40 minutes.

## Areas we cover inside Waxahachie

- **Historic Downtown Waxahachie**: The Ellis County Courthouse anchors the downtown square, with Victorian houses on the streets around it. Older houses, duplexes and a few apartments above storefronts make up the rentals near the square.
- **US-77 Corridor**: US-77 runs north and south through Waxahachie, connecting downtown to Red Oak in the north and Italy in the south. Older apartments and retail line it, and it's the slow alternative to I-35E.
- **I-35E Corridor**: I-35E runs along Waxahachie's west side, and the newer apartment buildings and big chain stores sit near its exits. It's the commute road north to Dallas, with highway noise near the frontage roads.
- **287 Bypass**: The US-287 bypass loops around the city, linking I-35E toward Midlothian and Ennis. Newer subdivisions and some apartments sit near it, and Baylor Scott & White Medical Center Waxahachie is near where it meets I-35E.
- **Getzendaner Park**: Getzendaner Park is the old city park near downtown along Waxahachie Creek, known for its trees and the Chautauqua Auditorium. The blocks around it are older homes, and most rentals are houses.
- **North Grove**: North Grove is the planned community on Waxahachie's north side off the US-287 bypass, with its own parks and trails. Rentals here are newer houses, and I-35E is the route toward Dallas.

## Waxahachie Apartments From the Courthouse Square to I-35E

- The 8am drive north on I-35E, with the drive time from the address, since 30 miles reads shorter than it drives
- Flat utility charges at older buildings near downtown added before you compare rents
- Older homes near the square and along US-77 where a person, not a rulebook, decides
- School district looked up for each address: mostly Waxahachie ISD, with edges in Ferris, Midlothian and Red Oak ISDs

## I-35E Commute and Getting Around Waxahachie

Most rentals and the commute north to Dallas run along I-35E. Outside rush hour it moves. At 8am on a weekday, northbound traffic adds real time, and that drive decides whether a Waxahachie address works for a Dallas job. Time it from the exact address.

US-77 is the slower route north, running through downtown and the older parts of town. The US-287 bypass loops the north side, where the newer buildings are, heading toward Midlothian and Fort Worth one way and Ennis the other. There's no rail, so plan on a car. Baylor Scott & White Medical Center Waxahachie, near where 287 meets I-35E, is one of the larger local employers.

Scarborough Renaissance Festival brings heavy traffic to the roads southwest of town on spring weekends.

## Waxahachie Rentals and How They Screen

Newer complexes along I-35E and the 287 bypass use posted screening rules, and some offer free weeks that are worth pricing per month before you compare. Garden complexes make up the biggest group, with management offices, every floor plan size and rules applied the same way each time.

Near the courthouse square and along US-77, owners who make their own calls run the older homes, duplexes and small buildings. A lower score has its best chance there, usually with a larger deposit. The streets around the square hold some of the city's oldest Victorian houses.

Many older buildings bill electricity, water or both as a flat charge on top of rent instead of putting the accounts in your name. Rental houses and homes built to rent are scattered across the newer subdivisions as well.

## Living in Waxahachie

Waxahachie is the Ellis County seat, known for its courthouse and old Victorian houses. Spring brings a big renaissance festival, June brings a historic home tour, and the creek trail is there all year.

### Waxahachie drive times

By our count, it's about 40 minutes to Downtown Dallas at 8am, 45 to the Medical District, 55 to DFW Airport and about an hour to Legacy West. In town, the square around the Ellis County Courthouse is compact enough to walk, and the creek trail ties parks together for walkers and bikes.

- **Ellis County Courthouse** (landmark): Walk around the old stone courthouse on an evening when the square is quiet and the stone carvings catch the light.

### Creek trail and the old city park

A hike and bike trail follows Waxahachie Creek through town. Getzendaner Park, the old city park by the creek, has big shade trees and the Chautauqua Auditorium, an open air hall from the early 1900s. The trail and the park make an easy loop on foot or by bike most evenings.

- **Getzendaner Park** (park): Walk under the old trees on a summer evening and stop at the Chautauqua Auditorium; the creek trail runs close by.

### Groceries and the square

The big H-E-B on US-77 handles the weekly run. Downtown, shops fill the old storefronts around the courthouse square for browsing on a Saturday.

- **Historic Downtown Waxahachie** (shopping street): Browse the shops around the square on a Saturday morning, then stay for lunch downtown.
- **H-E-B Waxahachie** (grocery): The big weekly stop on US-77; weekday mornings are quiet, and the larger store has room for one stop shopping.

### Festivals and home tours

Scarborough Renaissance Festival runs Saturdays, Sundays and Memorial Day from early April to late May on FM 66 southwest of town. The Gingerbread Trail home tour, run by the Ellis County Museum, opens historic Victorian houses on the first weekend in June.

- **Scarborough Renaissance Festival** (festival): Get there when the gates open on a spring weekend, and wear shoes that can take dirt paths.
- **Gingerbread Trail** (home tour): Buy a ticket for the June tour to see inside the old Victorian houses that give the town its nickname.
