# Victory Park Dallas Apartment Locator: Arena Towers and Owner Condos

Victory Park is a tight cluster of towers around the American Airlines Center, boxed in by I-35E and Woodall Rodgers. The West End and the south end of the Katy Trail are a short walk off. It prices on its own, apart from Uptown and Downtown next door. Some homes are in towers run by a management company and others are condos leased by their owners, and those two rent very differently.

## Areas we cover in and around Victory Park

- **Victory Plaza**: Victory Plaza is the open plaza at the American Airlines Center, home of the Mavericks and Stars. Towers and midsize apartment buildings surround it, and game nights bring crowds and tight parking.
- **Victory Avenue**: Victory Avenue runs through the center of the district past the American Airlines Center. Towers and condo buildings face it, and Victory Station, with Green and Orange line trains and the TRE, sits along it.
- **Houston Street**: Houston Street runs south from Victory Park into downtown past the Perot Museum area and the West End. Towers near it put downtown within a short walk, with the Katy Trail's south end nearby.
- **Woodall Rodgers Freeway**: Woodall Rodgers Freeway runs along Victory Park's south edge, with Klyde Warren Park decked over it farther east. Apartments near it get quick access to I-35E and US-75, along with freeway noise.

## Victory Park Apartments: Leasing Office Towers or Owner Condos

- Tower or condo leased by its owner, asked about on the first call, since a condo puts an HOA review on your timeline
- Garage rules for Mavericks and Stars nights asked about before you sign, down to which level residents park on
- Homes facing the plaza or the trail picked over ones on Woodall Rodgers or I-35E when road noise bothers you
- Furnished units and corporate leases, which come up here often

## Transit, Parking, and Game Nights

Victory Station sits across Victory Avenue from the arena. Green and Orange line trains stop there, and so does the TRE to Irving and Fort Worth, Monday through Saturday. Woodall Rodgers leads east to Downtown and US-75. I-35E runs north along the west side toward the Design District and Love Field, and the Dallas North Tollway begins at the district's edge.

Event nights rearrange the streets. Houston Street and Victory Avenue jam before tipoff, and some resident garages restrict entry or push residents to the upper decks during a game or concert. We ask which level your space is on and what the building does on those nights.

Storefronts at street level are only partly filled. Errands mean driving. The places worth walking to are outside the district: the West End a few blocks down Houston Street, the Katy Trail starting beside the arena, and Uptown just east.

## Management Company Towers vs. Condo Rentals

Most homes here are in a handful of towers built from 2006 on. Some are run by a management company, and some are condo towers where owners lease their own units.

The process differs. In a management company tower you apply at the leasing office on its standard screening, and naming us on the guest card keeps our help free. In a condo, the owner approves you first and then the HOA reviews the lease, which adds days. Some HOAs set a minimum lease length or ban subletting. Read those rules before you fall for a unit, especially if you want a short furnished stay.

Condo owners set their own income bar, so it can land above or below a tower's. No US credit history yet? A lease guarantee service or a bigger deposit can open up more of the towers.

## Day to day in Victory Park

Victory Park is a small district of towers around the American Airlines Center. Most days are quiet, game nights are loud, and the Katy Trail and the West End are both on foot.

### Victory Park on foot and by train

Victory Station sits across Victory Avenue from the arena's west entrance. Green and Orange line trains stop there, and Trinity Railway Express trains run west to Irving and downtown Fort Worth six days a week, with no regular Sunday service. By car, our drive times at 8am put Downtown about 7 minutes away, the Medical District about 10, and DFW Airport and Legacy West about 25 to 29. On foot, Houston Street leads south to the West End in a few blocks.

- **Victory Station** (rail station): Board here for a Saturday in downtown Fort Worth on the TRE, or ride the Green and Orange lines toward Downtown and the airport side. Fort Worth trips work best on a Saturday, since the TRE runs no regular Sunday trains.

### Trails and lawns near the arena

The Katy Trail starts right by the American Airlines Center and runs about 3.5 miles north to Mockingbird Station near SMU. It's a 12 foot wide concrete path, busiest with runners and bikes before work and after 5pm. On days you drive in, Reverchon Park near the south end has free parking off Maple Avenue. Klyde Warren Park, the park built over Woodall Rodgers between Pearl and St. Paul streets, is a walk east for food trucks and open lawn.

- **Klyde Warren Park** (park): Walk over at lunch for the food trucks and the lawn on top of the freeway, then stay for the free events on weekends.
- **Katy Trail** (trail): Start from the arena end on a weekday morning, before the after work crowd, and run or ride north on the shaded concrete path.

### Where people eat and go out

Victory Park's own street level is still filling back in, so most nights out start a short walk away. The West End Historic District, south down Houston Street, has restaurants in old brick warehouses. House of Blues books shows in the old White Swan building on North Lamar Street. Uptown's McKinney Avenue patios are a short drive east.

- **West End Historic District** (dining district): Head down Houston Street for dinner in the old brick warehouses, then walk to the aquarium or Dealey Plaza on a free afternoon.
- **House of Blues Dallas** (live music): A club size room in the old White Swan building on North Lamar, with touring bands most weeks; check the calendar before a weeknight show.

### Groceries close to the towers

The closest full grocery store is a Tom Thumb just over the line in Uptown, a block north of Woodall Rodgers. It has a pharmacy too. That's a short drive or a long walk with bags. Whole Foods on McKinney Avenue is about a 12 minute walk past it. Victory Park has no big box stores of its own, so a Target or hardware run means getting on the freeway.

- **Tom Thumb in Uptown** (grocery): The nearest big grocery store. Go on a weeknight evening for an easy parking spot and a quick weekly run.

### Game nights, shows and museums

The American Airlines Center is home to the Mavericks and the Stars, so October through April brings home games most weeks, with concerts all year. At the district's southeast corner on North Field Street, the Perot Museum of Nature and Science is an easy walk on a rainy Saturday. In the West End, the Dallas World Aquarium and the Sixth Floor Museum at Dealey Plaza are a walk south.

- **American Airlines Center** (arena): Walk to a Mavericks or Stars game and skip the parking fee, then wait out the crowd at a nearby bar before heading home.
- **Perot Museum of Nature and Science** (museum): A cube shaped science museum at the district's corner; go on a weekday afternoon or a rainy weekend, and buy tickets ahead.

### What we tell renters about Victory Park

Check the arena calendar before you pick a move date, since a Saturday move during a game or a big concert means closed lanes and full garages. On event nights DART runs extra trains to Victory Station, and the platform packs right after the final buzzer. If you live a few blocks off, walking home is faster. Units facing Woodall Rodgers or I-35E hear the freeway all night, so ask for a side that faces the plaza or the trail.

## Victory Park questions

### Should I rent in a tower or an owner's condo here?

Start with your timeline. A building with a leasing office runs your application through in its own time. A condo waits on the owner's OK and then the HOA's, so it takes longer. Condos can come furnished or with looser terms, which can suit a corporate stay. Near the arena, a typical one bedroom runs about $1,985 this week, and the best open deal we priced comes to $1,349 with its special counted.

### What happens around the arena on game nights?

Houston Street and Victory Avenue back up before Mavericks and Stars games and big concerts, and some resident garages limit entry until the event ends. Trains fill up after big events, so walking home a few blocks often beats the packed platform.

### How much freeway noise reaches the towers?

Units facing Woodall Rodgers or I-35E hear traffic at all hours. Sides facing the plaza or the trail are calmer, so we ask which way the bedroom faces before you sign.

### Where do Victory Park renters buy groceries?

The closest full grocery stores are a short drive north in Uptown, past Woodall Rodgers. A big box store run means a trip on the freeway.

### Is there an apartment locator for Victory Park condos and towers?

Yes. We cover both kinds of building here, leasing office towers and condos leased by their owners, and help with corporate moves for renters who are still out of state. Text your dates and we'll plan around the HOA timing with you.
