# South Dallas Apartment Locator: Market Rent Homes Around the Fairgrounds

South Dallas wraps around Fair Park, the State Fair grounds with their Art Deco halls, a short Green Line ride from Downtown. There are fewer regular market rent apartments here than in most of Dallas. Expect a short list of apartments, most of them at the north edge toward Exposition Park and Deep Ellum, plus houses and duplexes in Bonton, Dolphin Heights and around Park Row. The neighborhood is calm most of the year and packed for 24 days each fall.

## Areas we cover inside South Dallas / Fair Park

- **Fair Park**: Fair Park is the State Fair grounds and their Art Deco buildings, bordered by Parry Avenue, Robert B. Cullum Boulevard and I-30. The Green Line stops at Fair Park station, and the State Fair brings crowds and tight parking every fall.
- **Bonton**: Bonton sits near the Trinity River levee southeast of downtown, around Bexar Street. It has small houses and duplexes, and Bexar Street is its main street.
- **Dolphin Heights**: Dolphin Heights is a small neighborhood east of Fair Park, near Dolphin Road and Haskell Avenue. Rentals are mostly older houses and duplexes, with I-30 and Fair Park close by.
- **South Boulevard-Park Row**: South Boulevard-Park Row is a historic district of large early 1900s houses south of Fair Park, between Martin Luther King Jr. Boulevard and Grand Avenue. A few of the big homes hold apartments, and MLK Jr. station is close.
- **Ideal**: Ideal is a small neighborhood next to Bonton, near Bexar Street and the levee. It's mostly small houses and duplexes, with downtown a short drive north.

## Market Rent Apartments Around Fair Park in South Dallas

- Whether a building rents its lot to State Fair parking, asked before you sign
- Market rent units kept separate from units with income limits at buildings that mix both
- The walk to Fair Park or MLK Jr. station from the exact address
- Concert night noise from Dos Equis Pavilion for homes close to the grounds

## Transit Routes, Commutes, and State Fair Parking

Two Green Line stations serve the area: Fair Park station on Parry Avenue by the west gate, and MLK Jr. station on Martin Luther King Jr. Boulevard, farther south. Downtown is a quick drive up I-45 or I-30, and Deep Ellum is two train stops away. Buses cover the streets the Green Line misses.

Day to day, parking is easy at most homes here. State Fair season changes that. From late September into mid October, traffic reroutes around the grounds and some lots near the grounds get rented out for event parking. We ask about it before you sign, and plan a different drive to work for those weeks.

Weekend Green Line trains run full during the fair, and the Red River Rivalry game in October fills the streets hours before kickoff.

## Tax Credit and Market Rent Apartments

Many of the apartments near Fair Park have income limits under federal tax credit programs. Our lists stick to market rent homes with standard screening, and most of those apartments sit at the north edge toward Exposition Park. You'll find rental houses and duplexes in Bonton, Ideal and Dolphin Heights, and a few apartments carved out of the big houses on Park Row.

Some newer buildings near the park mix market rent units and units with income limits under one roof. Which kind are you applying for? We find out before you fill anything out.

If your credit or rental history needs a flexible manager, Pleasant Grove and Vickery Meadow usually offer more of them than the market rent buildings here.

## Around Fair Park and South Dallas

This is Fair Park's side of town: Art Deco halls, a football stadium and an amphitheater, a Green Line ride from Downtown. It's quiet most of the year and very busy each fall.

### Green Line days and fair days

Downtown is close. By our timing, it's about 13 minutes by car in the morning rush, with the Medical District about 23 and DFW Airport about 38. During the State Fair, DART adds weekend train service and runs shuttle buses to Lot 8 at Fair Park. If you ride the Green Line to work, leave early on fair weekends.

- **Fair Park station** (rail station): The Green Line stop at the park's west side; on fair weekends, board early or catch a train from farther out.

### A new park on the way

A community park with a splash pad, playgrounds and a dog park is planned on the grounds, with the city aiming to open it in 2028. The rest of the grounds, with their wide lawns and Art Deco buildings, are open for walks outside fair season.

- **Fair Park** (park): Outside fair season, the Esplanade and the old halls make a quiet place for a long weekend walk.

### Fair season, football and summer shows

The State Fair of Texas runs 24 days each fall, from late September into October. The Red River Rivalry, Texas against Oklahoma, plays in the Cotton Bowl during the fair. From May into October, Dos Equis Pavilion hosts big touring concerts. The restored Hall of State is open for visits, and the African American Museum of Dallas hosts a free Juneteenth celebration each June 19.

- **Cotton Bowl** (stadium): Red River weekend in October is the big one; get tickets early and ride the Green Line in.
- **Hall of State** (museum): The gold and blue Art Deco hall is worth a walk through on a quiet weekday outside the fair.
- **Dos Equis Pavilion** (concert venue): Outdoor summer shows; bring water in July and plan your exit before the encore.

### What we tell renters near Fair Park

Red River Saturday in October fills the streets around the Cotton Bowl hours before kickoff, on top of fair crowds. Keep a move or a long drive off that day. Concert nights at Dos Equis Pavilion let out late, so visit a home near the park on a show night if noise matters to you. Juneteenth weekend brings events to the grounds and the museum.
