# Prosper Apartment Locator: Rental Houses in Windsong Ranch, Apartments on Legacy

Prosper grew for buyers, so a lot of what rents here is a house in Windsong Ranch, Star Trail and Lakes of Prosper. The apartment communities sit along Legacy Drive, by the Gates of Prosper and near the old downtown. Expect the Tollway or US-380 on every commute and, at some addresses, co-op electric you can't shop.

## Prosper rents this week

We check these numbers every week. Updated November 6, 2026. Where a place has a firm move-in special, its rent counts the free rent spread evenly over the lease. Rents are before fees. 17 communities in Prosper had homes available; 12 listed a move-in special. Method: https://apartmentlocatordallas.com/rent-data-methodology/

Our read this week: Newer buildings here cost about $228 more a month than middle age ones, even after their free rent ($1,297 vs. $1,070 for a 1 bedroom). If price matters most, start with the older buildings. 4 buildings here are brand new or still opening, and 2 of them have a move-in special right now. New buildings have to fill up fast, so they usually give the biggest deals. The typical 1 bedroom dropped $20 since November 1.

## Areas we cover in and around Prosper

- **Windsong Ranch**: A large planned community on Prosper's west side off Teel Parkway and US-380, with a lagoon, trails and newer homes. Rentals are houses, and homeowners association rules apply.
- **Star Trail**: A newer planned community near the Dallas North Tollway on Prosper's north side. Houses with homeowners association rules make up the rentals, and the Tollway is the main route south toward Frisco.
- **Whispering Farms**: An older Prosper neighborhood with large lots and estate homes, some of the earliest subdivisions in town. Rentals out here are houses, often on an acre or more, and Preston Road is the quick way south.
- **Artesia**: A planned community on the Denton County side of Prosper, north of US-380. Homes here went up from the middle 2000s on, and listings place it in Prosper ISD.
- **Lakes of Prosper**: A subdivision of newer homes in Prosper with a homeowners association. Any rental here will be a house, and US-380 is close by for trips toward McKinney or Frisco.
- **Gates of Prosper Area**: A large shopping center on US-380 at Preston Road. Newer homes and a few apartment buildings sit nearby, and the Tollway and US-75 are each a short drive.
- **Frontier Park Area**: Frontier Park is Prosper's big sports park off Frontier Parkway near the Tollway. Newer subdivisions surround it, and rentals are mostly houses.
- **Downtown Prosper**: The original town center along Broadway and Main, just east of Preston Road. Older houses and newer townhomes are the rental mix, and US-380 is a short drive south.
- **Dallas North Tollway Corridor**: The Tollway runs north through Prosper, and newer apartments and shopping cluster near its exits. It's the fastest route south to Frisco and Plano, with tolls to budget for.
- **US-380 Corridor**: US-380 forms Prosper's southern edge, with retail and newer subdivisions along it. Traffic is heavy, and it links Prosper to McKinney and Denton.

## Prosper Apartment Locator Help Beyond the Houses Built for Buyers

- A straight answer on Frisco or McKinney when you want more apartments to pick from than Prosper's short list
- HOA rules in Windsong Ranch and Star Trail, asked for so you can read them before you sign, from parking to minimum lease terms
- The Collin or Denton County line, the school district and the power company, looked up for each address

## Tollway south, US-380 across, and no transit

The Dallas North Tollway starts its run south here, through Frisco and Plano toward Dallas. US-380 crosses the town east to McKinney and west into Denton County. US-380 between the Tollway and US-75 crawls at both rush hours, so a home that looks close on a map can still mean a long morning.

Prosper isn't a DART member, so every trip is by car. Price any regular Tollway use on [NTTA's toll calculator](https://www.ntta.org/toll-calculator), and try both drives at rush hour before you choose between two addresses.

The Gates of Prosper, by the Tollway and US-380, holds most of the shopping and dining. The old downtown around Town Hall is small and growing.

## Houses with HOA rules, plus a short list of apartments

There aren't many apartment communities. You'll find them on Legacy Drive, at the Gates of Prosper and near downtown, with written rules and a regular application.

Most rentals are houses in planned neighborhoods such as Windsong Ranch, Star Trail, Whispering Farms, Artesia and Lakes of Prosper, some of them on blocks built to rent, with amenity centers. Each neighborhood's HOA sets parking, pet and yard rules, and sometimes a lease minimum. Those rules apply to you whatever the owner says, so we ask for the HOA papers with the lease.

Companies that run homes built to rent screen like apartment companies, and that can help: many will approve with conditions where a private owner would just say no. Some addresses are on a co-op for power, with one provider and no plans to compare on Power to Choose. We look up which one serves each address before you budget.

## A week in Prosper, from Frontier Park to the Tollway

Prosper is a town of newer neighborhoods north of Frisco, built around the car. Errands happen near US-380, sports happen at Frontier Park, and bigger nights out mean a drive south on the Tollway.

### Prosper behind the wheel

Preston Road and the Dallas North Tollway are the two main ways south. In our 8am drive times, Legacy West is about 16 minutes away, DFW Airport 38, the Medical District 42 and Downtown Dallas 45. Evenings run up to 11 minutes longer. The Tollway costs tolls, and Preston Road is free but has more stoplights. There's no DART rail or bus in town, so every trip is a drive.

- **Dallas North Tollway** (toll road): The quick route to Frisco and Legacy West; check what the daily tolls add up to each month before you count on it.
- **Preston Road** (main road): The free way south, slower with its lights but a good backup when the Tollway backs up.

### Ball fields, ponds and walking paths

Frontier Park off Frontier Parkway is the town's big sports park. It has lit fields, batting cages, a catch and release pond, a hike and bike trail and the Windmill Playground, built by the community. On weekends its lots fill with games. Town Lake Park and Prestwyck Park are smaller, calmer spots for a walk or a picnic.

- **Frontier Park** (sports park): Walk the trail or fish the pond on a weekday evening, when the fields are quieter than on game day Saturdays.
- **Town Lake Park** (park): A calm spot for a walk around the water when you want fewer crowds than the sports park.

### Eating out in Prosper

Most dinners out happen along US-380 and Preston Road, near the Gates of Prosper. Gloria's Latin Cuisine and Salsa Tex-Mex Prosper sit among the chains there. Downtown Prosper on Broadway is the small, walkable side, with The Gin close to Town Hall. Salute Italian Restaurant is the sit down pick for pasta. For later nights and more choice, Frisco is a short drive south.

- **Downtown Prosper** (small downtown): Walk Broadway and Main for coffee or dinner close to Town Hall; it's small, so check back as new places open.
- **The Gin** (American): A downtown pick for a casual dinner and a drink, a few steps from Town Hall and the Broadway shops.
- **Salute Italian Restaurant** (Italian): Book ahead on weekends for pasta and a quieter dinner room than the busy spots on US-380.
- **Gloria's Latin Cuisine** (Latin): Go for Latin plates and Tex-Mex with a group; weekend nights fill up, so arrive early.

### Errands and the weekly run

The Gates of Prosper, on US-380 at Preston Road, is where most weekly runs end up, with big stores and quick meals in one place. Prosper has its own H-E-B for groceries too. Wild Fork Meat & Seafood Market, a frozen meat and fish shop, is about 2 miles out. For a mall day, head south to Frisco on the Tollway.

- **The Gates of Prosper** (shopping center): Do the whole weekly list in one lot, from big store errands to an easy dinner; weekday evenings are calmest.
- **Wild Fork Meat & Seafood Market** (meat market): Stock the freezer with meat and fish for the week, handy before a weekend cookout.

### Friday lights and the December festival

In the fall, high school football fills Prosper ISD's Children's Health Stadium on Friday nights. The Prosper Christmas Festival takes over Town Hall and Broadway on the first Saturday in December, with food vendors and a tree lighting at 7pm. For pro sports and big concerts, Frisco's stadiums are a short trip south.

- **Prosper Town Hall** (town hall): Come for the Christmas Festival in early December and stay for the 7pm tree lighting out front.
- **Prosper ISD Children's Health Stadium** (stadium): Grab a seat for a fall Friday night game; lots fill early, so arrive before kickoff.

### What we tell renters looking in Prosper

Parking downtown is short on Christmas Festival day, and the town runs a shuttle, so ride it in if you go. If you'll take the Tollway to work, a home west of Preston Road usually means a shorter drive to the ramps. Map yours at the hour you'd really leave. There's no bus service, so plan on a car for every adult who lives with you.

## Prosper questions

Are there any apartments in Prosper?

A handful of communities, on Legacy Drive, at the Gates of Prosper and near downtown. Most rentals are houses in Windsong Ranch, Star Trail and similar neighborhoods. If you want lots of apartments to pick from, Frisco and McKinney have more for less per square foot, and we'll say so on the first call. At those communities, a one bedroom runs about $1,130 with any special averaged in.

Do Prosper rentals use co-op electric?

Some do. In part of Prosper, one power company serves the home, so Power to Choose doesn't apply. We look up who serves the exact unit before you set up service.

What are the HOA rules in Windsong Ranch and Star Trail?

They cover parking, pets, yard care and sometimes how short a lease can be, and they come with the house no matter what the owner promises. We ask for the HOA documents with the lease, especially for a work truck, a large dog or a short term.

Which school district serves my address here?

Prosper ISD serves most of the town, but some streets at the edges are in other districts, Denton ISD among them. Part of Prosper is in Denton County rather than Collin, so we check the county and district for the exact address.

How slow is US-380 near Prosper?

Slow at rush hour, especially between the Tollway and US-75. Before you compare two rents, drive it from the address at the time you'd leave.

Do Prosper rentals accept bad credit?

Your best shot is a community of homes built to rent. Those companies screen by written rules and often approve with conditions, which is more open than most private owners. Income still decides it; our [low credit page](/bad-credit-accepted/) covers the routes.

Is there an apartment locator near Prosper?

Yes. We track Prosper's few apartment communities along with the streets of homes built to rent in Windsong Ranch and Star Trail. We look up the county line and power company for each address. When Prosper can't fit your budget, we'll show you Frisco or McKinney instead.
