# Preston Hollow Dallas Apartment Locator: A Short List of Mid-Rises, Condos and Houses

Preston Hollow is mostly houses on big wooded lots, so its apartment list is short. Most of the apartments we track are newer mid-rises at the south edge, near Northwest Highway and Preston Center. Condos and houses leased by their owners fill in the rest. Just sold a house and have few pay stubs? We ask each place whether it will look at your savings.

## Areas we cover in and around Preston Hollow

- **Northwest Highway Corridor**: Northwest Highway runs along Preston Hollow's south edge, with Preston Center at Preston Road and a few midsize apartment and condo buildings along it. It's the main way east to US-75 and west to Love Field.
- **Walnut Hill Lane**: Walnut Hill Lane cuts east and west through Preston Hollow, with large homes on big wooded lots between Inwood and Preston. Close to US-75, Texas Health Presbyterian Hospital and its medical offices sit near the east end.
- **Preston Road**: Preston Road runs north through Preston Hollow past estate homes, with shopping centers at Royal Lane and Forest Lane. Apartments are scarce on this stretch, so most rentals are houses or guest quarters.
- **Marsh Lane**: Marsh Lane runs north from Northwest Highway on the west side of the greater Preston Hollow area, past Midway Hollow toward Royal and Forest. Homes along it are more modest than those east of the Tollway, with more apartments farther north.
- **Royal Lane Edge**: Royal Lane marks the northern part of Preston Hollow, with large homes near Preston Road and the Preston Royal shopping center at the corner. West toward I-35E it turns into a strip of apartment complexes and offices.
- **Preston Royal**: Preston Royal is the pair of shopping centers at Preston Road and Royal Lane, with groceries, restaurants and services on each corner. Large houses surround it, and a few condo buildings sit nearby.
- **Preston Forest**: Preston Forest is the shopping center at Preston Road and Forest Lane, on the north end of Preston Hollow. Apartments and condos get more common around here, and LBJ and the Tollway are both a couple of minutes away.

## Preston Hollow Apartment Locator Help on a Short List

- Minimum lease length checked first, so a short stay doesn't hit a surprise
- Each place asked whether it takes bank statements when you've sold a house and have few pay stubs
- Whether a condo or house is leased by its owner or a leasing office, checked before you apply
- North Dallas and Far North Dallas added to the list when Preston Hollow alone comes up short

## Commutes, Tolls, and the 3pm Rush

Preston Hollow follows Preston Road from Northwest Highway (Loop 12) up to Royal Lane, with Midway Road or Marsh Lane counted as the west edge, depending on who you ask. Northwest Highway is the everyday road across town, linking Love Field, Preston Center and NorthPark.

No rail runs through it, so the Tollway and Preston Road do the work. Downtown and the Medical District both sit a short drive south. Preston Road between Northwest Highway and Royal slows in the afternoon on weekdays. If you drive at that hour, check whether a building's entrance is on Preston or a side street.

For walking and biking, the Northaven Trail runs just north of Royal Lane, from west of Preston to Central Expressway. There, a bridge over US-75 links it to the Cottonwood Trail. Parking is simple here: most buildings include a space, and residential streets rarely need permits.

## Rentals: Newer Buildings, Garden Complexes, and Condos

Expect a short list. The buildings with a leasing office are mostly newer mid-rises at the south edge, near Northwest Highway and Preston Center, and they cost more. We ask each one for its minimum lease and last year's renewal rent for the unit, since the second year's rent is the one you'll live with.

Condos and houses leased by their owners are scattered through the residential streets. For each one, we check the HOA rules and how the owner screens.

Just sold a house, with savings but few recent pay stubs? A standard income test may not fit you. We ask each building and owner whether they will look at bank statements and savings, and we tell you what we find. The property makes the final call.

## What living in Preston Hollow is like

Preston Hollow is big lots and tree cover, with shopping centers at its corners in place of a walkable main street. Plan on a car, and plan errands around Preston Center and NorthPark.

### Driving Preston Hollow

By our 8am weekday numbers, Downtown is about 13 minutes south by car and the Medical District 12; Legacy West runs about 26 and DFW Airport 28. Dallas Love Field is a short drive west, so a quick flight to Houston or Austin doesn't mean the long trip to DFW. Northwest Highway is the east to west road you'll likely use every day, linking Love Field, Preston Center and NorthPark.

- **Dallas Love Field** (airport): Close enough that a morning flight is an easy drive; check the parking garage rates before you leave the car for a week.

### A lake loop with planes overhead

Bachman Lake, west of the neighborhood beside Love Field, has a flat paved loop of about 3 miles. Planes come in low over the park on their way to land. Parking is at the Bachman Recreation Center. For longer rides, the Northaven Trail crosses the north side of Preston Hollow and links over US-75 to more trail.

- **Bachman Lake** (lake): A flat 3 mile loop for an easy run or walk; sit on the south bank to watch planes land at Love Field.

### Where Preston Hollow eats out

Preston Center, at Northwest Highway and Preston Road, packs restaurants and shops into a few blocks around an old city owned parking garage. Inwood Village, at Inwood Road and Lovers Lane, is the smaller center, with patios and the Inwood Theatre. Preston Royal and Preston Forest, farther north on Preston Road, add more dinner choices close to home.

- **Preston Center** (shopping center): Lunch, coffee and errands in a few blocks; the garage fills up, so try the side street lots first.
- **Inwood Village** (shopping center): A smaller center for dinner and a movie in one stop, with patios that fill on spring evenings.

### Malls and grocery stops

NorthPark Center, east on Northwest Highway at US-75, is the big indoor mall for this side of Dallas. Central Market has two stores close by: the original at Greenville Avenue and Lovers Lane, and a newer one at Preston Road and Royal Lane. For quick runs, the centers at Preston Royal and Preston Forest each have groceries and services.

- **NorthPark Center** (mall): The indoor mall for a hot summer day or holiday shopping; weekday mornings are the calm time to go.

### Movies, model trains and planes

The Inwood Theatre, an Art Deco movie house, still shows films with couches and lounge seats. Each holiday season the Trains at NorthPark run on the mall's second level. The Frontiers of Flight Museum at Love Field covers flight history.

- **Frontiers of Flight Museum** (museum): Real aircraft under one roof at Love Field; a good rainy day pick.
- **Inwood Theatre** (movie theater): An old neon marquee and couch seating make it the spot for a slow Sunday matinee.

### What we tell renters here

NorthPark gets busy from Thanksgiving to New Year's, and Northwest Highway near US-75 slows on weekends then, so do big errands early in the day. If a unit sits near Bachman Lake or the west edge, visit it at a busy hour; planes on their way into Love Field pass low over that side.

## Preston Hollow questions

### Do Preston Hollow apartments require long leases?

That varies by building. We ask each one for its minimum lease before you tour, along with last year's renewal rate for the unit, since the first year's special won't carry into the second.

### Can I qualify on savings instead of income here?

Sometimes. Some buildings and owners will look at bank statements and savings in place of pay stubs, which helps after a home sale. We ask each one before you apply, and the property makes the final call.

### Where are the apartments in Preston Hollow?

Mostly at the south edge, in newer mid-rises near Northwest Highway and Preston Center. Condos and houses leased by their owners fill in the residential streets. With so few buildings, the typical one bedroom runs $2,293 right now, and the cheapest open one is $1,793 after free rent.

### Is there a trail through Preston Hollow?

Yes. The Northaven Trail runs just north of Royal Lane and connects over US-75 to the Cottonwood Trail, so you can ride well past the neighborhood on a paved path.

### Is there an apartment locator near Preston Hollow?

Yes, that's us. We keep up with the few newer buildings near Northwest Highway and Preston Center and the homes owners lease out in between. We'll widen into North Dallas if the list is thin.
