# Oak Cliff Dallas Apartment Locator: Bishop Arts to Hampton Road, Pocket by Pocket

Oak Cliff is a big, hilly part of Dallas south of the Trinity, and its pockets rent at very different levels. Bishop Arts and Kessler cost the most. Wynnewood and Elmwood sit in the middle with plenty of older garden complexes, and the Hampton and Illinois corridor costs the least and is the most open to a credit issue. Newer midrise buildings on Fort Worth Avenue look back at the downtown skyline.

## Areas we cover inside Oak Cliff

- **Bishop Arts**: Bishop Arts is the few blocks of shops and restaurants around Bishop Avenue and Davis Street in north Oak Cliff. Midsize apartment buildings and renovated fourplexes sit nearby. The Dallas Streetcar runs from here to Union Station, and weekend parking gets tight.
- **Kessler**: Kessler Park sits on the hills above the Trinity River in north Oak Cliff, along Kessler Parkway and Coombs Creek. Older homes line its winding streets. Rentals are mostly houses and a few duplexes, and Fort Worth Avenue and I-30 are just north.
- **Wynnewood**: Wynnewood is the postwar neighborhood around Illinois Avenue and Zang Boulevard. The Wynnewood Village shopping center sits on that corner, with the ranch houses of Wynnewood North just above it. Older complexes, duplexes and houses share the rentals, with I-35E close by to the east.
- **Elmwood**: Elmwood is in central Oak Cliff around the Elmwood Parkway greenbelt, which follows Cedar Creek and Rugged Branch, with a trail south to Kiest Park. Older small houses make up most of it, and the shops along Edgefield Avenue are on its south side.
- **Winnetka Heights**: Winnetka Heights is a historic district bounded roughly by Davis Street, 12th Street, Rosemont Avenue and Willomet Avenue, just west of Bishop Arts. Craftsman and Prairie style houses fill it, and garage apartments and duplexes turn up among the rentals.
- **Stevens Park**: Stevens Park is the neighborhood around Stevens Park Golf Course and Coombs Creek, west of Kessler, with older homes on large lots. Rentals are scarce and mostly houses, and Colorado Boulevard and Hampton Road connect it to Bishop Arts and I-30.
- **Fort Worth Avenue**: Fort Worth Avenue runs through north Oak Cliff next to I-30. Several midsize apartment buildings have gone up on the bluff here, with views of the downtown skyline. Older motels and small businesses remain along parts of it.
- **Hampton-Illinois**: Where Hampton Road crosses Illinois Avenue in the south central part of Oak Cliff, the housing shifts to older garden complexes, duplexes and small houses. Kiest Park is a short drive south, and Hampton is the main route north to I-30 and Bishop Arts.

## Oak Cliff Apartments, One Pocket at a Time

- We suggest the pocket that fits your rent, since Bishop Arts and Hampton Road can be hundreds of dollars apart
- Complexes along Hampton, Illinois and Polk that often approve with conditions
- We ask about window units and missing laundry in older buildings and add them in before you compare
- We ask what could be built next door to the skyline views on the ridge streets

## Train, Streetcar or Car: Getting Around Oak Cliff

From the Hampton and Illinois corridor, I-35E is the road to Downtown. From the northern pockets, Fort Worth Avenue leads to I-30, and Trinity Groves and the Design District are a short drive north across the river.

Two DART lines serve different parts of Oak Cliff. The Red Line stops at Dallas Zoo, Tyler/Vernon and Hampton in the north and center; the Blue Line covers the south and east with Morrell, Illinois and Kiest. They share 8th & Corinth on the east edge. The Dallas Streetcar is a separate line from Bishop Arts to Union Station, a real way to Downtown if you rent near the Bishop Arts blocks.

Most Oak Cliff addresses still call for a car. The area is large and hilly, and many blocks are a long walk from any station. Pick the pocket that fits your commute first.

## Four Price Levels from Bishop Arts to Hampton

Bishop Arts and Kessler rent near luxury prices, with few open units. Older fourplexes cluster around Bishop Arts and Winnetka Heights. Newer buildings sit closer to the shops and along Fort Worth Avenue, where prices land between Wynnewood and Bishop Arts.

Wynnewood and Elmwood form the middle: older garden complexes with steady prices and more room for the money. The Hampton and Illinois corridor, with complexes along Illinois, Hampton and Polk, is the cheapest part of Oak Cliff and the most flexible about credit and rental history.

Across the whole area, older buildings often cool with window units and have no laundry on site, so ask before comparing rents. Some ridge streets have real skyline views and charge more for them. Ask which way the unit faces and what's allowed on the lot next door.

## Oak Cliff, from the zoo to Jefferson Boulevard

Oak Cliff is a large, hilly part of Dallas south of the Trinity, with old parks, the Dallas Zoo and historic theaters. Some blocks sit near rail, but most daily life still runs on a car.

### Two rail lines and I-35E

Tyler/Vernon, Hampton and Dallas Zoo stations sit on the Red Line in north and central Oak Cliff, and Blue Line trains cover the southern and eastern stops. The Dallas Streetcar links Bishop Arts with Union Station downtown. Driving at 8am, Downtown Dallas is about 16 minutes from the middle of Oak Cliff by our timing, the Medical District 22, DFW Airport 34 and Legacy West 47. I-35E is the main road north.

- **Dallas Zoo Station** (rail station): Hop off here for a zoo day with no parking fee, or ride on to downtown.
- **Tyler/Vernon Station** (rail station): Ride the Red Line downtown from north Oak Cliff and skip the I-35E traffic on weekday mornings.

### Old parks and wild trails

Kiest Park in south Oak Cliff has wooded trails and ball fields, and Lake Cliff Park circles a small lake near Zang Boulevard. Kidd Springs Park adds a pond in north Oak Cliff. The Oak Cliff Nature Preserve, run by the Texas Land Conservancy, has miles of trails for hiking and mountain biking. Twelve Hills Nature Center is a smaller preserve close by.

- **Lake Cliff Park** (park): Stroll the paths around the water at sunset, a short trip from north Oak Cliff.
- **Kidd Springs Park** (park): Bring a book to the pond on a quiet afternoon in north Oak Cliff.
- **Oak Cliff Nature Preserve** (nature preserve): Hike or ride the rocky trails on a dry weekend morning, and check the trail status page after rain.
- **Kiest Park** (park): Walk the wooded paths on a cool morning, or catch a weekend game on the ball fields.

### Where Oak Cliff eats

West Jefferson Boulevard, Davis Street and the Bishop Arts blocks have most of Oak Cliff's restaurants. Norma's Cafe is the classic diner, Lockhart Smokehouse BBQ is the barbecue stop, and Eno's Pizza Tavern and Paradiso fill up near Bishop Arts on weekend nights. El Ranchito, La Calle Doce and Taqueria El Si Hay cover Mexican food from sit down dinners to a quick taco.

- **West Jefferson Boulevard** (dining street): Drive or ride down for Mexican food, shops and a movie at the old theater on the same strip.
- **Norma's Cafe** (diner): Go for a big diner breakfast or a late lunch; weekend mornings get busy, so come early.
- **Lockhart Smokehouse BBQ** (barbecue): Order barbecue at the counter for lunch, and get there early on Saturday before the line builds.
- **El Ranchito** (Mexican): A pick for a sit down Mexican dinner with a group on a weekend night.
- **Eno's Pizza Tavern** (pizza): Share a pizza and a drink near Bishop Arts on a weeknight, when tables are easier to get.

### Groceries and the big shopping center

Wynnewood Village is the big shopping center on the central side, with groceries and errands in one stop. Tom Thumb, ALDI, Fiesta Mart, Jerry's Supermarket and El Rio Grande Latin Market all sit within about 2.5 miles of the middle of Oak Cliff. Sprouts Farmers Market is a little farther out. You can mix one big store with a Latin market for produce.

- **Wynnewood Village** (shopping center): Knock out groceries, errands and a quick meal in one lot in central Oak Cliff.
- **El Rio Grande Latin Market** (grocery): Pick up fresh tortillas, produce and Latin American groceries; weekday mornings are calmer.

### Zoo days, old theaters and a summer film fest

The Dallas Zoo has its own Red Line stop, so a Saturday there needs no parking. The Texas Theatre on West Jefferson Boulevard shows films and hosts the Oak Cliff Film Festival each summer. The Kessler Theater hosts concerts, and plays run at the Bishop Arts Theatre Center a few blocks from the restaurants.

- **Dallas Zoo** (zoo): Go at opening on a weekday morning, before the heat and the crowds, and ride the train in.
- **Texas Theatre** (movie theater): Catch an old favorite or an indie film on a weeknight, and come back for the film festival in summer.
- **The Kessler Theater** (live music): Check the calendar for a concert on a weekend night and grab dinner nearby first.

### What we tell renters looking in Oak Cliff

The Oak Cliff Nature Preserve closes its trails when they're wet, so check the trail status page before you drive over after a storm. Film festival week and weekend nights near the Texas Theatre and Bishop Arts mean full street parking, so a home a few blocks away is quieter. Taking the train? The Dallas Streetcar isn't a DART line, so check which one your address is close to.
