# Mesquite Apartment Locator: Big Floor Plans Off Four Freeways

Mesquite sits east of Dallas where I-635, I-30, US-80 and I-20 meet. Most of its rentals are garden complexes and townhomes on Military Parkway, Peachtree, Motley or Gus Thomasson. Three and four bedroom homes turn up more often here than across most of Dallas County. The city isn't in DART, so a car is a must, and utility billing varies a lot from one complex to the next.

## Areas we cover inside Mesquite

- **Military Parkway**: Military Parkway runs east from Dallas into south Mesquite, south of US-80. Older garden apartments and houses line it, and I-635 crosses near the west end.
- **Peachtree Road**: Peachtree Road runs north and south in south Mesquite, lined mostly with neighborhoods of homes. Rentals out here are houses and a few apartment complexes, and I-20 is the closest freeway.
- **Motley Drive**: Motley runs north from I-30 past the Dallas College Eastfield campus. Older garden complexes sit along it, and I-30 gets you to downtown Dallas fast.
- **Gus Thomasson Road**: Gus Thomasson cuts through north Mesquite from I-30 toward Town East. Garden apartments from the 1970s and 1980s and older strip centers line it.
- **Town East**: The area around Town East Mall, where I-635 meets Town East Boulevard. Larger apartment complexes cluster here, and the mall and its shopping strips are close by.
- **Gross Road**: Gross Road runs north and south through Mesquite, crossing US-80. Older houses and some garden complexes sit along it, and I-635 is a short drive west.
- **US-80 Corridor**: US-80 crosses Mesquite on its way east toward Forney and Terrell. Apartments and shopping line the frontage roads, and it ties into I-635 on the west side of town.

## Mesquite Apartments for Four Bedrooms on a Budget

- We compare flat utility charges on shared meters against buildings with your own meter
- We ask whether a unit is renovated or original, since many complexes rent both under one name
- We search three and four bedroom houses, duplexes and quadplexes along with the apartments
- Complexes on Gus Thomasson and near Town East that often approve with conditions

## Getting Around Mesquite Without DART Rail

Four freeways shape Mesquite. I-30 runs across the north side toward Downtown Dallas, I-635 runs north and south through the middle and slows at rush hour, US-80 heads east toward Forney and Terrell, and I-20 serves the south side.

The city never joined DART, which leaves it without rail and with almost no DART bus. STAR Transit runs rides you book by app or phone. Without a car, this is a hard place to rent, and we'd point you to areas with trains.

For a downtown job, a home close to I-30 keeps the drive simple. For jobs on the north side of Dallas, I-635 is the road, so pick the side of town that matches your commute.

## Three Kinds of Mesquite Rentals, and How They Bill Utilities

The oldest garden complexes sit along Military Parkway, Peachtree Road and Motley Drive. Most have professional managers and easier screening than newer suburban buildings. The middle group along Gus Thomasson Road and Town East Boulevard regularly approves with conditions (usually a bigger deposit for a score below the usual cutoff).

Newer buildings near Town East and along I-30 screen the usual way, and those still filling up sometimes run big specials.

Houses, duplexes, townhomes and quadplexes in the same corridors add many three and four bedroom homes. In the older complexes, water often runs on a shared meter and gets billed as a flat charge. Many rent renovated and original units under one name, so ask which one you're quoted before you compare.

## Daily life in Mesquite

Mesquite is an established suburb east of Dallas where I-635, I-30, US-80 and I-20 all meet. It's a car town, with big parks, Town East Mall and a summer rodeo.

### Freeways in every direction

Four freeways touch Mesquite, so most of the metro is one or two highways away. Our 8am drive times run about 33 minutes to Downtown Dallas, 45 to Legacy West, 45 to the Medical District and 49 to DFW Airport. Mesquite doesn't belong to DART, and no rail line runs through it. I-635 is the busy north and south road on the west side and backs up at rush hour.

- **Interstate 635** (highway): The road you'll use to reach the north side of Dallas; at 5pm it slows, so leave a little early.

### A city lake, a farm park and creek trails

City Lake Park, near the old center of town, has a small lake and room for a long walk. Samuell Farm, about 2 miles out, is a large park with fishing ponds and open fields. Valley Creek Park, Paschall Park and Town East Park add more trails and green space, and KidsQuest is a big playground at DeBusk Park.

- **City Lake Park** (park): Walk by the water after work, when the heat breaks and the park cools off.
- **Samuell Farm** (park): Spend a cool fall morning walking the open fields and ponds; it feels like the country without a long drive.

### Town East and the weekly run

Town East Mall, about 3 miles from the old center, is the big indoor mall. The shopping centers around it have most of the big box stores and chain restaurants. For groceries, Tom Thumb, Sprouts, Walmart Neighborhood Market and El Rio Grande Latin Market all have stores in town, so a weekly run rarely takes long.

- **Town East Mall** (shopping mall): Use it for clothes, shoes and a walk in the air conditioning on a summer afternoon.

### Rodeo nights and high school games

The Mesquite Championship Rodeo runs on summer Saturday nights, a habit here for decades. Mesquite Memorial Stadium and E.H. Hanby Stadium host high school football on fall Friday nights. AMC Mesquite 30 is the big movie theater, with plenty of screens for a hot or rainy day.

- **Mesquite Championship Rodeo** (rodeo arena): Buy tickets ahead for a summer Saturday, get there early for parking and food, and bring a hat for the evening sun.
- **Mesquite Memorial Stadium** (stadium): Catch a Friday night game in the fall for a classic Texas night out under the lights.

### What we tell renters about Mesquite

Rodeo Saturdays in summer and football Fridays in the fall both fill the roads near the arena and stadiums, so time errands around them. With no train in town, check how close a home is to I-30 or I-635 if you work downtown. Tell us where you work, and we'll tell you which side of town makes the shorter drive.

## Mesquite questions

### Is there public transit in Mesquite?

Very little. The city isn't in DART, so there's no train, and STAR Transit offers rides you book ahead. Plan on a car if you rent here.

### How do Mesquite complexes bill utilities?

Older garden complexes along Military Parkway and Peachtree often run water on a shared meter with a flat monthly charge. Ask every property how it bills before comparing rents. Before those charges, the median Mesquite one bedroom is $899, and an open one can net as low as $674.

### Where are the larger rentals in Mesquite?

Some newer complexes have three and four bedroom units, but most larger homes are houses, duplexes and quadplexes in the same corridors. We search both.

### Can I get approved in Mesquite with lower credit?

Often, on Gus Thomasson and around Town East, where complexes regularly approve with conditions, usually a larger deposit. Our [credit guide](/bad-credit-accepted/) covers what to bring.

### Is there an apartment locator near Mesquite?

Yes. We work Mesquite from Military Parkway up to Town East, complexes and owner rentals alike. On each quote, we ask how utilities are billed and whether the unit is renovated.
