## Areas we cover in and around Little Elm

- **Lakefront District**: Little Elm's Lakefront District sits on Lewisville Lake around Little Elm Park and its public beach. Restaurants and a few newer buildings with shops on the ground floor line it. Summer weekends bring crowds and boat traffic, and Eldorado Parkway is the way in.
- **FM-423 Corridor**: FM-423 is Little Elm's main road north and south, south to The Colony and SH-121 and north toward US-380. Newer apartment complexes, retail and fast food line it, and the signals back up during rush hour.
- **Eldorado Corridor**: Eldorado Parkway runs east into Frisco and west over the Lewisville Lake Toll Bridge, the shortcut to I-35E. Newer subdivisions and a few apartment communities sit along it.
- **Spiritas Ranch**: Spiritas Ranch is a newer planned community of about 545 acres on Little Elm's north side, off FM-720 near US-380 and Lewisville Lake's shoreline. It's new houses, with several builders still active.
- **Paloma Creek**: Paloma Creek's south half carries Little Elm addresses, and US-380 runs along its north side toward Denton and McKinney. It's a large planned area of newer houses with pools and trails, and much of it is in Denton ISD's boundaries.
- **Union Park**: Union Park is a planned community on Little Elm's north side near US-380, with its own clubhouse and parks. Homes are newer builds, and the shopping along 380 is a few minutes away.

## FM-423, Eldorado and the lake bridge

FM-423 is the main road north and south through town, and it jams in the morning. Eldorado Parkway heads east into Frisco and west over the Lewisville Lake Toll Bridge to I-35E. The Dallas North Tollway lies east through Frisco toward Legacy.

There's no rail of any kind, so plan on driving. How close a home is to FM-423 and Eldorado changes your morning more than the miles do.

## Garden Communities, Rental Homes and Who Supplies Power

The garden communities along FM-423 and Eldorado Parkway screen by written income and credit rules. Many run specials, so price each one by the month.

Rental home communities are a big part of the market. Large companies run them with a leasing office and written rules, and they tend to approve with an added deposit or a co-signer. Houses leased by owners in the newer subdivisions round it out, and renters have to follow their HOA rules on parking, pets and yards.

An electric cooperative powers many Little Elm streets at a single rate, and some get Oncor. Check the name on a bill for the address before you budget.

## Living in Little Elm

Little Elm sits on Lewisville Lake's north and east sides. Summers here revolve around the public beach and the lake trail, and the rest of the year runs on FM 423 and Eldorado Parkway.

### Bridges, tolls and drive times

At 8am, Legacy West is about 25 minutes out by our drive times, DFW Airport 43 and Downtown Dallas 54. Eldorado Parkway heads west over the Lewisville Lake Toll Bridge, a paid crossing, toward I-35E. FM 423 leads south to SH-121 in The Colony and north to US-380.

- **Lewisville Lake Toll Bridge** (bridge): The shortcut west to I-35E; it saves time on Denton trips, but count the toll in your monthly budget.

### The beach and the lake trail

Little Elm Beach in Little Elm Park is a sandy public swim beach on Lewisville Lake and the town's big summer draw. The Lakefront Trail runs about 4 miles along the shore to McCord Park. It's mostly crushed granite with a few paved stretches, so a gravel or mountain bike handles it better than a road bike. McCord Park adds more than a mile of its own paths.

- **Little Elm Beach** (beach): Swim on a summer weekday morning, when parking is easy; weekends fill fast and parking costs a fee from April to Labor Day.
- **McCord Park** (park): Start a Lakefront Trail ride here on a cool morning, or walk the park's own paths in the evening.

### Groceries close by

Kroger has a store on Little Elm Parkway, and a Walmart Supercenter and an ALDI sit near Eldorado Parkway and FM 423. There's a Tom Thumb on FM 423 too. The closest H-E-B sits at FM 423 and US-380, just over the line in Frisco.

- **Eldorado Parkway** (shopping street): Most weekly runs end up near Eldorado and FM 423; shop on weeknights to dodge beach traffic on summer weekends.

### Fourth of July at the lake

Red, White and Beach, the town's July 4 party at Little Elm Park, runs all day with live music, food vendors and games. It ends with fireworks over Lewisville Lake. Summer weekends bring boats and swimmers to the Lakefront District the whole season.

- **Little Elm Park** (park): Come early on July 4 for a spot by the water, then stay for the fireworks over the lake.

### What we tell renters here

From early April through Labor Day weekend, Little Elm Park charges for parking on Fridays, Saturdays and Sundays, and the lots fill early on hot days. Eldorado Parkway near the park backs up with beach and boat traffic on those days, so plan errands around it. The toll bridge saves time to I-35E, but you pay every trip, so add it to your monthly cost.

Is there really a public beach in Little Elm?

Yes. Little Elm Beach on Lewisville Lake is billed as the largest public swim beach in North Texas, and the Lakefront District around it adds parks, a marina and restaurants.

How slow is FM-423 on a weekday morning?

Slower than the miles suggest, especially toward Frisco or Lewisville. Drive it from the exact address at your start time.

Is Little Elm on co-op electric?

Much of it is. Those homes pay one set rate and can't shop. Some addresses are on Oncor, so check the provider on a bill for the address.

Which of Little Elm's four school districts is mine?

Little Elm ISD serves most addresses, and parts fall in Frisco, Denton and Aubrey ISD. The lines skip around streets and ZIP codes, so look up the exact address.

Does Little Elm have apartments or mostly rental homes?
