# Lancaster Apartment Locator: 1980s Gardens and Houses Near the Warehouse Belt

Lancaster sits on the I-20 and I-35E warehouse corridor in southern Dallas County. Most of its apartments are garden complexes from the 1980s, and houses for rent are plentiful, with newer rental home communities going up on the edges of town. It's outside DART, so you'll drive. Freight trucks on the frontage roads and Pleasant Run Road are louder at some properties than others.

## Lancaster rents this week

We check these numbers every week. Updated November 6, 2026. Where a place has a firm move-in special, its rent counts the free rent spread evenly over the lease. Rents are before fees. 11 communities in and within 7.5 miles of Lancaster had homes available; 4 listed a move-in special. Method: https://apartmentlocatordallas.com/rent-data-methodology/

Our read this week: Free rent runs bigger at newer buildings: about 4 weeks, compared with 2 at middle age ones. 3 buildings here are brand new or still opening, and 2 of them have a move-in special right now. New buildings have to fill up fast, so they usually give the biggest deals. The typical 2 bedroom went up $18 since November 1.

## Areas we cover inside Lancaster

- **Historic Downtown Lancaster**: Lancaster's historic town square sits off Dallas Avenue, with brick storefronts around the square and older houses and duplexes on the streets nearby. I-35E is a short drive west.
- **Pleasant Run Road**: Pleasant Run Road crosses Lancaster east to west from its I-35E interchange, linking to DeSoto on the west. Garden apartments and shopping centers sit near the highway, with houses farther east.
- **Lancaster Road**: Lancaster Road (SH-342) runs north out of Lancaster into south Dallas, past the Dallas VA Medical Center and on toward Oak Cliff. Older houses, duplexes and apartments line it, and it's the old way into the city before I-35E.
- **I-35E Frontage**: Many of Lancaster's apartment complexes and its big shopping centers sit along the I-35E frontage roads. The commute north to downtown Dallas is direct, but apartments facing the highway get the traffic noise.
- **Wintergreen Road**: Wintergreen Road runs east to west across north Lancaster toward DeSoto, through subdivisions of houses. Rentals are mostly leased homes, and I-35E and I-20 are a short drive.
- **Bear Creek**: Bear Creek Road runs along Lancaster's south edge, shared with Glenn Heights, between Hampton Road and I-35E. Newer subdivisions and rental houses line it, and the I-35E interchange is the route north.

## Lancaster Apartment Locator Help Near the Warehouse Corridor

- We check how far each building sits from the truck routes on the I-35E frontage and Pleasant Run Road
- We ask about gate access and lot lighting for anyone who gets home late from a warehouse shift
- We ask about shared meter utility charges and add them to the rent before you compare
- We search houses and rental home communities too when you want more room

## Lancaster Commute: I-35E, I-20, and No DART

Lancaster isn't in DART. Since October 2025, STAR Transit has run rides you book by app or phone, including same day rides that reach UNT Dallas station, but most renters still need a car. For a train, you'd drive a few miles north to the Blue Line's final stop at UNT Dallas.

I-35E carries you north to Downtown Dallas, and I-20 runs along the north edge, east toward Mesquite and west toward Grand Prairie. Dallas Avenue, the local name for SH-342, runs through the middle of town past the square.

Warehouse traffic hits some addresses harder than others. Freight trucks use the frontage roads and Pleasant Run Road all day. Within a quarter mile of the frontage, a building gets noise and diesel smell that one farther back on the same street doesn't. Lancaster Regional Airport, southeast of downtown, handles small private planes (not airline flights).

## Garden Apartments, Houses, and Rental Communities in Lancaster

Garden complexes from the 1980s are the biggest group, and for a renter with credit trouble and steady income they're the most dependable option here. A few 1990s buildings rent for about the same.

Houses for rent are common enough that the same budget can buy more room than a garden unit. Rental home communities on the edges of town add three and four bedroom homes.

Many older complexes run utilities off a single meter, so water, sewer and sometimes electricity show up as a flat charge on the lease. At these rents, that charge matters. Get the amount in writing before you compare. If you work a late warehouse shift, ask whether the gate opens around the clock and how well the lot is lit.

## A week in Lancaster

Lancaster gives you a brick town square, a big community park, a nature park with real dirt trails and old warplanes at the airport. Most errands run along I-35E and Pleasant Run Road.

### Nature trails and the big city parks

Bear Creek Nature Park keeps its land close to how it was found, with dirt trails for hiking and horseback riding. Lancaster Community Park is the big city park, a little over a mile from the square, and Lancaster City Park sits closer in for a quick walk. The Lancaster Dog Park, less than half a mile from downtown, gives dogs a place to run off leash.

- **Bear Creek Nature Park** (nature park): Hike the unpaved paths early, before the heat, and wear real shoes; the land is left close to natural.
- **Lancaster Community Park** (park): The city's biggest park, about a mile from the square, with room to stretch your legs or toss a ball on a Saturday.

### Barbecue, Italian and the square

The historic town square has a few small spots right on it, including a coffee shop and a barbecue counter. Roma's Italian Lancaster and GatorPit BarBQ are two of the best known places in town, each a mile or two from the square. For a longer list, DeSoto's restaurants are a short drive west on Pleasant Run.

- **Lancaster Historic Town Square** (town square): Walk the brick blocks for coffee and a bite, and come back for 2nd Saturday on the Square.
- **Roma's Italian Lancaster** (Italian): A sit down pasta dinner close to home, good for a weeknight when you want more than fast food.
- **GatorPit BarBQ** (barbecue): Order smoked meat by the plate, a couple of miles from the square, for lunch or an early dinner.

### Where the weekly shop happens

Lancaster's big grocery stops are a Walmart Neighborhood Market and Fiesta Mart, each about two miles from the square, with Lancaster Plaza a smaller center in between. For a bigger run, DeSoto's Tom Thumb, ALDI and shopping centers sit a short drive west on Pleasant Run Road. Many weekly trips cross the city line.

- **Fiesta Mart** (grocery): Shop for Latin groceries, fresh tortillas and produce on the weekly run, about two miles from the square.

### Warbirds and second Saturdays

The Commemorative Air Force DFW Wing keeps a hangar and museum of World War II planes at Lancaster Regional Airport, with tours on Saturdays. Back in town, 2nd Saturday on the Square brings live music and craft vendors to the historic square on second Saturdays through much of the year. On fall Friday nights, Beverly D. Humphrey Tiger Stadium hosts high school football.

- **Beverly D. Humphrey Tiger Stadium** (stadium): Fall Fridays bring high school football here, a short drive from the Lancaster square.
- **Commemorative Air Force DFW Wing** (museum): See old warplanes up close in the hangar on a Saturday; check the hours before you drive.

### What we tell renters looking in Lancaster

Time the 8am drive: by our count, Downtown Dallas is about 30 minutes away and the Medical District about 37, but Legacy West is closer to an hour. If you'd like a walkable spot, look near the historic square, where coffee, the 2nd Saturday events and the dog park are all close. Call before driving to the warplane hangar, since its hours change.

## Lancaster questions

### What kinds of rentals does Lancaster have?

Mostly 1980s garden complexes, a few 1990s buildings, lots of houses for rent and newer rental home communities on the edges of town. Three bedrooms cost less here than in the northern suburbs. A typical Lancaster one bedroom apartment rents for $1,290 this week; the most affordable open one is $835 after specials.

### How noisy is it near the I-35E frontage roads?

Freight trucks from the I-20 and I-35E warehouses run all day there and on Pleasant Run Road. Visit at a busy hour, and pick a unit set back from the frontage if noise bothers you.

### Is there public transit from Lancaster?

Some. STAR Transit runs rides you book by app or phone, and its same day rides can take you to UNT Dallas station, where the Blue Line begins. Most renters here still drive.

### Should I rent a house instead of an apartment in Lancaster?

Compare both. Houses are plentiful, and a house can give you more space for about the same rent as a garden unit, especially with three bedrooms.

### Is there an apartment locator near Lancaster?

Yes. We follow the 1980s complexes, the newer rental home communities and the houses for rent, and we'll tell you which properties sit closest to the truck routes.
