# Fairview Apartment Locator: Houses on Big Lots Between Allen and McKinney

Fairview zoned itself for houses on large lots, so almost every rental here is a house from an individual owner. A few newer apartments sit near the US-75 shopping at Fairview Town Center. School lines split between Lovejoy ISD and McKinney ISD, some larger lots run on well or septic, and some homes buy power from a rural electric co-op.

## Fairview rents this week

We check these numbers every week. Updated November 6, 2026. Where a place has a firm move-in special, its rent counts the free rent spread evenly over the lease. Rents are before fees. 14 communities in Fairview had homes available; 10 listed a move-in special. Method: https://apartmentlocatordallas.com/rent-data-methodology/

Our read this week: Newer buildings here cost about $170 more a month than middle age ones, even after their free rent ($1,270 vs. $1,100 for a 1 bedroom). If price matters most, start with the older buildings. 3 buildings here are brand new or still opening, and 1 of them has a move-in special right now. New buildings have to fill up fast, so they usually give the biggest deals. The typical 3 bedroom dropped $68 since November 1.

## Areas we cover inside Fairview

- **Fairview Town Center**: Fairview Town Center is the outdoor shopping district at US-75 and Stacy Road. Most of the town's apartments sit right around it, and the walk from home to a grocery store or restaurant is short.
- **US-75 Corridor**: Fairview's commercial land runs along US-75 between Allen and McKinney. Living near it means quick highway access both ways, and the frontage roads bring traffic and highway noise to anything facing them.
- **North Fairview**: Up toward the McKinney line, Fairview is houses on large lots and newer subdivisions off Stacy Road and Country Club Road. Rentals are houses, and you'll drive for most errands.
- **South Fairview**: The south end borders Allen, with acreage homes and subdivisions along roads like Fairview Parkway and Country Club. There are few apartments here, so renting means a house, and Allen's shopping is minutes away.
- **Central Fairview**: The middle of town around the town hall on Town Place is mostly homes on an acre or more. The roads wind past plenty of trees. Rentals come up one house at a time, and the Lovejoy and McKinney ISD line runs through this part of town.

## Fairview Apartments Are Few, So Owner Houses Lead

- A quick steer to Allen or McKinney when you want a real apartment community, since Fairview has few
- Well water, septic and the power company to ask about on country lots before you pay a fee
- Each owner's rules on pets, lease length and screening, looked up before you apply, since no two match

## Getting around Fairview: US-75 and Stacy Road

US-75 runs along the west side of town, south to Allen, Plano and Dallas and north to McKinney. Stacy Road is the main cross street to it. Fairview has no DART service or rail, so every trip starts in a car.

At 8am on a weekday, the drive to Downtown Dallas takes about 56 minutes by our drive times, about 11 more than with no traffic. Shopping is at Fairview Town Center or across the freeway at Allen Premium Outlets, and the Heard museum's trails are just over the line in McKinney.

## Renting a House From Its Owner in Fairview

Want a building with a leasing office and a standard application? Fairview will feel thin. Zoning for big lots means most rentals are houses run by their owners, plus a few newer apartment buildings by the US-75 shops.

Each owner sets the lease length, the pet policy, parking and screening. Expect a different answer at each house. On bigger lots and acreage, ask whether the home is on a well or septic system, which changes both your bills and your chores.

Some Fairview houses get power from a co-op instead of Oncor, so you can't shop for a cheaper electric rate. Allen and McKinney have far more apartments at similar rents if the house search stalls.

## Living in Fairview

Fairview is a town of big lots between Allen and McKinney. Most daily life happens at one corner, US-75 and Stacy Road, with nature trails and an arena a short drive away.

### Fairview on the map

By our numbers, Legacy West is about 21 minutes away at 8am, DFW Airport about 43 and Downtown Dallas about 56. Stacy Road is the main way across town and onto US-75. Allen's Watters Creek Village and its arena sit just across the highway, so a night out in Allen is closer than most trips inside Fairview.

- **Fairview Town Center** (shopping center): Most errands start here at US-75 and Stacy Road; walk the center after dinner on a mild evening.

### A wildlife sanctuary next door

The Heard, a nature museum and sanctuary just north in McKinney, covers 289 acres with nature trails, a science museum and live animals. Entry ends an hour before closing, and it's closed Mondays.

- **Heard Natural Science Museum and Wildlife Sanctuary** (nature preserve): Walk the trails on a cool Saturday morning, then see the museum; get there early, since entry ends an hour before closing.

### Shopping at Stacy Road

Fairview Town Center is a large open air center of about 921,000 square feet, with Whole Foods, Dillard's and JCPenney among its stores. The Whole Foods sits at US-75 and Stacy Road and handles most weekly runs here. For bigger box stores and bargains, Allen is right across the highway.

- **Whole Foods Fairview** (grocery): The town's main grocery stop at Stacy Road; weekday mornings are quiet, Sunday afternoons are not.

### Shows and dinners across US-75

The Credit Union of Texas Event Center in Allen, a 6,275 seat arena, hosts games, concerts and shows through the year. Watters Creek Village next to it has restaurants and shops on a walkable main street, an easy pick before or after an event.

- **Credit Union of Texas Event Center** (arena): Catch a game or a concert a few minutes from home; leave early, since Stacy Road jams after big events.
- **Watters Creek Village** (dining street): Walk the main street for dinner before a show at the arena next door, or browse shops on a weekend afternoon.

### What we tell renters here

Big events at the Allen arena fill the US-75 and Stacy Road corner before and after shows. That's the same corner you use for groceries, so check the event calendar before a Friday night run. In December, holiday shoppers fill the Fairview Town Center lots on weekends. If you plan to visit the Heard on a weekend, arrive in the morning, since entry stops an hour before closing.

## Fairview questions

Is my address in Lovejoy ISD?

Lovejoy ISD and McKinney ISD each serve part of Fairview, and the mailing address won't tell you which. The district's map settles it.

Are there actual apartments in Fairview?

Very few, mostly newer buildings near the US-75 shopping. Nearly everything else is a house on a large lot, rented by its owner. Allen and McKinney have many more apartments, and we'll say so before you spend a Saturday driving around. Counting those and the complexes just outside town, one bedrooms run about $1,192 right now.

Is the property on a septic system or well water?

Some larger Fairview lots are, which changes your costs and upkeep. Ask about water, sewer and the electric provider before you sign; if a co-op supplies the house, you pay its rate and can't shop around.

I want Lovejoy ISD but can't find anything here. Where should I look?

Parts of Fairview are in Lovejoy ISD, and few rentals sit inside its lines. Look up the exact address on the district's map before you apply, and do that for every address, whatever city or ZIP it carries.

Do Fairview owners rent to people with credit issues?

Fairview owners decide one house at a time, which can cut either way. If you want written rules for approval with a guarantor or deposit, the apartment communities in Allen and McKinney give you far more chances.

Is there an apartment locator near Fairview?

Yes. Here that mostly means tracking houses their owners rent out and the few apartments by Fairview Town Center. We'll line Allen and McKinney up beside them so you can compare. Before you sign a house, ask the owner about well water, septic and who supplies the power.
