## Areas we cover inside East Plano

- **Jupiter Road Corridor**: Jupiter Road runs north and south across East Plano and past Parker Road, lined with 1980s garden complexes and neighborhood shopping centers. Collin College's Spring Creek campus is at Jupiter and Spring Creek Parkway, and the Bush Turnpike crosses to the south.
- **Shiloh Road Area**: East of Jupiter, Shiloh Road is the Silver Line's last stop, at Shiloh Road station. Industrial parks, older apartments and houses share the area, and the Bush Turnpike is the fast route west.
- **14th Street Corridor**: 14th Street heads east from downtown Plano past K Avenue and Jupiter Road toward Los Rios. It runs through neighborhoods of houses from the 1970s and 1980s, with apartments near the big crossings. Downtown Plano station is a few blocks from its west end.
- **Los Rios Boulevard**: Los Rios Boulevard runs along Plano's east side near Murphy, past Plano East Senior High and close to Oak Point Park and Nature Preserve. It's mostly houses, with a few apartment complexes, and Spring Creek Parkway and 14th Street lead back west.
- **Parker Road Corridor**: Parker Road station, at US-75, is where the Red and Orange lines start, and the road runs east from there toward Murphy. Garden apartments cluster near the station and along the first couple of miles, with houses farther out.

## East Plano Apartments: Older, Cheaper and Big on Three Bedrooms

- The flat utility fee at 1980s buildings on one meter, to add in before you compare, since it can change which unit is cheaper
- The 1990s communities first if you have a credit problem, since their rules are clearer than at the older places
- Three bedroom plans in the places we send, since this side of Plano has plenty of them

## Getting Around East Plano on Two Rail Lines

US-75 runs along the west edge, south to Richardson and Dallas and north toward Allen. Inside the area, Jupiter and Shiloh run north and south, 14th Street runs east and west, and Los Rios Boulevard ties in the far side near Murphy. Most apartments sit between US-75 and Los Rios.

Rail is better here than in most suburbs. Parker Road Station, at US-75, is where Red Line trains start their run through Downtown Plano and Richardson to downtown Dallas with no transfer. The Silver Line's last stop is Shiloh Road, with trains west through Addison and Carrollton to DFW Airport. Errands are another story: most addresses still need a car.

## How the 1980s and 1990s Buildings Differ

The buildings split by decade. Many 1980s buildings put every home on one meter. The owner pays the bill and charges each home a flat monthly fee that the listed rent leaves out. Why does that matter? Next to a building that bills each home for its own use, that fee can decide which one costs less. Ask each 1980s property for the number, since listings rarely show it.

Those same 1980s properties are more likely to look at each application on its own. That can mean a yes where a strict screener says no, but the answer is harder to predict.

The 1990s garden communities are often in better shape, with bigger units and written screening rules. Many have three bedroom plans, and the good ones lease fast. For a complicated file, they're usually the better first try.

## Everyday East Plano

East Plano trades west Plano's office parks for older shopping centers, two new Silver Line stops and a chain of creek parks. Historic Downtown Plano sits on its west edge for dinner and shows.

### Three train lines and the Bush Turnpike

Downtown Plano Station has Red and Orange line trains south toward Dallas. The Silver Line stops at 12th Street and ends at Shiloh Road, with trains west through Addison and Carrollton to DFW Airport. From East Plano in the 8am rush, Legacy West is roughly 24 minutes by our timing, the airport 41 and Downtown Dallas 47. The President George Bush Turnpike is the fast toll road west; Plano Parkway and Parker Road are the free ones.

- **Shiloh Road Station** (rail station): The last stop on the Silver Line, where trains start their run west to Addison, Carrollton and DFW Airport.
- **12th Street Station** (rail station): A Silver Line stop a short ride from Downtown Plano, handy for homes near 14th Street and K Avenue.

### Creek trails from Bob Woodruff to Oak Point

Bob Woodruff Park, near Park Boulevard and Shiloh Road, has paved trails along Rowlett Creek and a fenced dog park of about seven acres at its south end. Its trails link east to Oak Point Park and Nature Preserve, so a loop of more than 6 miles takes in both. Closer to the middle of the area, Willow Creek Park and Schell Park are the small lawns for a quick walk.

- **Bob Woodruff Park** (park): Run or bike the paved creek trails on a weekend morning, then keep going east into Oak Point for a long loop.
- **Dog Park at Bob Woodruff** (dog park): Let your dog run off leash in about seven fenced acres; go after work on weekdays for more room.

### From 15th Street to the strip center kitchens

Historic Downtown Plano's 15th Street is the patio and sit down strip, with coffee, pizza and dessert a few doors apart. Out east, the food lives in strip centers along Jupiter Road, Park Boulevard and 14th Street, where taquerias and Indian kitchens make a weeknight dinner a short drive.

- **Urban Crust** (pizza): Wood fired pizza and a rooftop on 15th Street; go on a mild evening and ask for a seat up top.
- **1418 Coffee** (coffee): A Downtown Plano coffee shop for a slow Saturday morning before a walk along 15th Street.
- **Taqueria Los Angeles** (taqueria): A taqueria close to the middle of East Plano for tacos at lunch or a quick dinner on the way home.
- **Saravanaa Bhavan** (Indian): A big South Indian vegetarian menu of dosas and thalis, good for a group dinner.

### Groceries from around the world

H Mart Plano is the big Korean grocery here. Fiesta Mart, Green Vine Market, ALDI and a Walmart Neighborhood Market are each a couple of miles or less from most East Plano homes. CityLine, across the line in Richardson, adds a Whole Foods and a plaza of restaurants you can walk between.

- **H Mart Plano** (grocery): Stock up on Korean and other Asian groceries, from produce to snacks, in one big Saturday trip.
- **CityLine** (shopping center): Pick up groceries at Whole Foods and walk to dinner in the same plaza, a short drive south in Richardson.

### Rail history, local theater and balloons at dawn

The Interurban Railway Museum, in the old interurban station by Haggard Park, tells Plano's rail story for free, with a small donation asked. The Courtyard Theater and the Art Centre Theatre put on shows a few blocks apart downtown. Each September the Plano Balloon Festival lifts off from Oak Point Park, on this side of town. The sky over East Plano fills with hot air balloons at dawn.

- **Interurban Railway Museum** (museum): A free stop for an hour of local rail history; check the hours before you go, since they change by day.
- **Courtyard Theater** (theater): See a local play or concert near Downtown Plano; buy tickets early for weekend shows.

### What we tell renters in East Plano

If you fly often, a home near Shiloh Road or 12th Street puts the Silver Line to DFW Airport close by, with no parking bill. The Bush Turnpike charges a toll every trip, so price it against the free Plano Parkway before you settle on a commute. Balloon festival weekend in September brings crowds and slow roads around Oak Point Park.

## East Plano questions

Can I get Plano ISD on a tight budget?

Yes. The 1990s garden communities here are mostly in Plano ISD and rent below the west side with roomier units. A few corners of the city fall in other districts, so check the exact address on the district's lookup before you sign. East of US-75, a one bedroom rents for about $1,369 a month after specials.

Are utilities included at East Plano apartments?

Sometimes, in a way that costs you. Many 1980s buildings share a meter and charge every home the same utility fee outside the rent. Get that figure for each building and add it before comparing with a place that has its own meter.

Where are the three bedroom apartments in East Plano?

Mostly in the 1990s garden communities. The 1980s buildings have them for less, but ask about the flat utility fee before you compare rents.

Who works with low credit in this corridor?

The 1980s buildings are more likely to look at each file on its own, but income still has to clear the bar. The 1990s communities are the better first try, with clearer rules. Our [low credit guide](/bad-credit-accepted/) covers guarantors and deposits.

Can I commute to Dallas by transit from East Plano?

Yes. Red Line trains start at Parker Road Station and run through Downtown Plano, Park Lane and SMU/Mockingbird to downtown Dallas without a transfer. The walk to the station varies a lot, so map it from the building you like.

Is there an apartment locator near East Plano?

Yes. We work the stretch from Jupiter Road to Los Rios and send the places that fit your budget. At the 1980s properties, ask the question their listings skip: how much is the flat utility fee? If East Plano comes up short, Richardson and Central Plano are next door.
