# Duncanville Apartment Locator: Garden Units, Duplexes and Houses on I-20

Duncanville sits where I-20 meets US-67 in southwest Dallas County. Most of its apartments are garden complexes built from the 1970s through the mid 1980s, with duplexes and houses filling out the rest. Screening tends to be more forgiving than in the suburbs to the north. There's no DART service, so plan on a car, and ask whether each unit cools with central air or window units.

## Areas we cover inside Duncanville

- **Historic Downtown Duncanville**: The old center of town along Main Street, near the railroad tracks. Small storefronts and older houses fill the blocks, and most nearby rentals are houses or small duplexes.
- **Main Street**: Main Street runs north to south through Duncanville and crosses I-20, with shopping strips and city buildings along the way. Garden apartments from the 1970s and 1980s sit just off it.
- **Camp Wisdom Road**: Camp Wisdom Road crosses the north side of town from east to west, heading toward Dallas and the old Red Bird Mall site. Older garden complexes and strip centers line it, and US-67 and I-20 are both close.
- **Cedar Ridge Road**: Cedar Ridge runs north and south on the west side of Duncanville toward Cedar Hill. It's mostly 1970s and 1980s homes, so rentals here tend to be houses.
- **US-67 Corridor**: US-67 cuts across the east side of Duncanville on its way between Dallas and Cedar Hill. Apartments near the freeway trade quick access to downtown Dallas for more road noise.

## Duncanville Apartments and Houses for Less, Without DART

- Central air or window units, and last summer's power bill for that floor plan: ask about both
- Flat utility fees on a shared meter added to the rent before you compare
- Older complexes on Camp Wisdom and along US-67 that have worked with a rough credit file
- Houses and duplexes searched alongside apartments when you need three bedrooms or more

## No DART: What That Means for Your Commute

Duncanville isn't a DART member city, so no DART trains or buses stop here. Budget for a car, insurance and gas when you compare it with towns that have rail. The closest stations are Westmoreland, at the end of the Red Line, and UNT Dallas, at the end of the Blue Line.

US-67 runs along the east side, northeast toward Oak Cliff and Downtown and south toward Cedar Hill and Midlothian. I-20 runs the north edge, east toward Dallas and west toward Grand Prairie and Arlington.

Before signing, make the drive once from the unit at your real commute time.

## Garden Apartments, Houses and Duplexes: What Rents Here

Most rentals are garden complexes from the 1970s to the mid 1980s along Camp Wisdom Road, US-67 and Cedar Ridge Road. They have some of the easiest rules in this part of the county, and income counts most. A few buildings from the 2000s along US-67 sit in the middle: newer, tighter on screening, still looser than the big corporate buildings up north.

The older complexes split between window units and central air, and that makes a big difference in summer power bills. Ask which one the unit has, and what last July's bill ran for that floor plan and the way it faces. Many put every unit on one meter and add a flat fee for water, sewer and trash.

Houses and duplexes are a real share of the market, especially with three bedrooms, and the same budget often buys more space here than an apartment farther north.

## Everyday life in Duncanville

Duncanville is a settled suburb on I-20 southwest of Dallas. Life here runs on Main Street, Camp Wisdom Road and Armstrong Park, and with no train line in town, a car does most of the work.

### Duncanville by car

Duncanville sits where I-20 meets US-67, which makes most trips a straight shot. Our 8am drive times run about 23 minutes to Downtown Dallas, 28 to the Medical District, 32 to DFW Airport and 46 to Legacy West in Plano. Duncanville is outside DART's service area, so no trains stop in town. Main Street is the old main road through town and crosses I-20, with shops and city buildings along the way.

- **Main Street** (main street): Main Street is how you cross town and reach I-20; the stretch near the tracks is the old center.

### Parks, an amphitheater and wild hills

Armstrong Park, near the middle of town, is the city's main park and has the Poe-Hobden Amphitheater, where the city has held free movies and concerts. Lakeside Park and Lions Park are a short drive. For real nature, Windmill Hill Preserve, a Dallas County preserve about 2 miles out, has trails over hills, prairie and woods. Boulder Park, just over the line in Dallas, has about 12 miles of mountain bike trail.

- **Armstrong Park** (park): Check the city's calendar for free movies and concerts at the amphitheater, then bring a blanket and walk over.
- **Windmill Hill Preserve** (nature preserve): Hike the hills on a cool morning in spring or fall; summer afternoons out here have little shade.

### Breakfast spots and Gulf Coast dinners

Duncanville eats out along I-20 and Camp Wisdom Road. Breakfast Brothers, about 2 miles away at the Shops at RedBird, is the morning stop with a crowd on weekends. Pappadeaux, near the freeway, handles a big seafood dinner, and Thibodeaux's serves Cajun food a short drive away. Pollo Regio is the quick grilled chicken stop that stays busy all week.

- **Breakfast Brothers** (breakfast): Go before 9am on a Saturday or expect a wait for a table.
- **Pappadeaux Seafood Kitchen** (seafood): Book it for a group or a birthday; weeknights are calmer than Friday and Saturday.

### The weekly run

Duncanville has more grocery choices than most towns its size. WinCo Foods, about a mile from the middle of town, is the low cost bulk stop. Joe V's Smart Shop, Supermercado Monterrey and ALDI sit close by, and Tom Thumb covers the rest. For clothes and the big box stores, the Shops at RedBird, just over the line in Dallas, are about 2 miles away.

- **WinCo Foods** (grocery): Do the big monthly stock up here, with bulk bins for rice, beans and snacks, and bring your own bags.
- **Shops at RedBird** (shopping center): Head here for clothes and big box stores without driving into Dallas proper.

### Game nights in Duncanville

Duncanville takes high school sports seriously. Fall Friday nights mean football at Panther Stadium, and the Duncanville Fieldhouse hosts youth and adult basketball tournaments with games on several courts at once. The city has held seasonal events there too, like Easter and Halloween parties. For something calmer, the amphitheater at Armstrong Park hosts free shows when the city books them.

- **Duncanville Fieldhouse** (sports arena): Check the city's schedule for tournament weekends; on those Saturdays the lot fills early and games run all day.
- **Panther Stadium** (stadium): Go to a Friday night game in the fall and see why football is the biggest show in town.

### What we tell renters about Duncanville

On fall Friday nights, roads around Panther Stadium fill before kickoff and again when the game lets out. Tournament Saturdays at the Fieldhouse do the same. With no DART stop in town, plan on rides if you don't have a car, or pick a home close to the stores on Camp Wisdom Road.

## Duncanville questions

### Do Duncanville apartments have central air?

Some do and some don't. The older garden complexes along Camp Wisdom and US-67 are split between central air and window units. Ask which the unit has and what the summer power bill ran for that floor plan.

### Can I get around Duncanville without a car?

Not easily. The city isn't in DART, so there are no DART buses, and the nearest trains are at the south ends of the Red and Blue lines in Dallas.

### Can I rent a house in Duncanville instead?

Yes. Duplexes and houses are a big piece of the rental market here, often with three bedrooms, and we search them next to apartments when bedroom count comes first.

### How does Duncanville compare with DeSoto and Cedar Hill?

They price close together and often share a shortlist. Duncanville stands out for how many houses and duplexes it has for the money; compare all three on total monthly cost after fees. Duncanville's typical one bedroom is $1,014 right now, and an open one can go for $768 after its weeks free.

### Is there an apartment locator near Duncanville?

Our team covers it, from the complexes on Camp Wisdom Road to the duplexes off Main Street and Cedar Ridge. We'll send the places that fit your budget and look up each one's screening rules.
