# Downtown Dallas Apartment Locator: Converted Towers on Four Rail Lines

Much of Downtown's housing is in office towers from the early and middle 1900s, turned into apartments. Newer midrise buildings fill the gaps toward the Farmers Market and the Cedars. Every DART light rail line shares the transit mall here, and Union Station adds the TRE commuter train and the streetcar. That makes this the easiest part of Dallas to give up a car. The typical one bedroom runs $1,580 this week, but watch the garage fee, which most towers charge on top of rent.

## Areas we cover inside Downtown

- **Main Street District**: Main, Elm and Commerce are where most of downtown's converted office towers and loft buildings sit. Main Street Garden is the neighborhood park, and you can walk to DART rail on Pacific Avenue in a few minutes.
- **Arts District**: The northeast corner of downtown, home to the Dallas Museum of Art, the Meyerson and the Winspear. Klyde Warren Park decks over Woodall Rodgers Freeway, and apartment towers sit near the St. Paul and Pearl/Arts District stations.
- **Farmers Market**: On the southeast side of downtown around the Dallas Farmers Market on Harwood. You'll find newer midsize apartment buildings and townhomes, and I-30 and I-45 are both right at the edge.
- **The Cedars**: Just south of I-30 along Lamar and Akard, The Cedars has old warehouses, lofts and newer apartment buildings. Dallas Heritage Village sits on its east side, and Cedars station puts Red and Blue line trains a few minutes from the core.

## Downtown Apartment Locator Help for Converted Office Towers

- The station you'd use, West End, Akard, St. Paul or Pearl/Arts District, picked by the walk from each building
- We tell you what a model unit in a converted tower can hide: inward windows, long narrow plans and the elevator line at 6pm
- Garage fees and any flat heating and cooling charge added before a tower gets compared with a suburban quote
- A heads up on east edge homes that pick up weekend music from Deep Ellum

## DART Lines and Commute Gaps in Downtown

Red, Blue, Green and Orange trains all share the transit mall on Pacific Avenue and Bryan Street, stopping at West End, Akard, St. Paul and Pearl/Arts District. The TRE leaves Union Station for Fort Worth Monday through Saturday, with Sunday trains only around the State Fair. Pick a building within a few blocks of Pacific and every line is a short walk.

I-35E, I-30 and US-75 all touch the grid, and Woodall Rodgers caps the north side. AT&T's headquarters sits inside the core, and the company plans to move it to Plano. If you work there, keep that in mind before a long lease.

Parking swings the math. Garage spaces are billed monthly and street spaces are metered, so a renter who can drop a car skips that charge entirely. That's how a Downtown home can come out cheaper per month than a suburban one with a lower listed rent.

## Converted office towers and what to check in them

Many of the core's apartments are in towers built for offices between the 1910s and the 1960s. Office floors are deep, so plans often run long and narrow, and a unit facing an inner court in a converted tower can get very little daylight.

Ask to walk the unit you'd rent, not the model. The model tends to be the best layout in the building. Count the elevators against the floors, and ask how long the wait runs at 8am. Then ask whether heating and cooling run on a central system with a flat monthly charge, how full the package room gets, and how guest parking works. Each of those lands on top of the rent.

## Daily life in Downtown Dallas

Downtown is the one part of the metro where you can skip the car. Four rail lines meet here, a new park sits every few blocks, and museums and games are a walk or one stop away.

### Downtown without a car

All four DART light rail lines (Red, Blue, Green and Orange) share the transit mall on Pacific Avenue and Bryan Street, stopping at West End, Akard, St. Paul and Pearl/Arts District. Union Station adds the TRE commuter train to Fort Worth and the Dallas Streetcar south to Bishop Arts. The free M-Line trolley starts in the Arts District and rolls up McKinney Avenue into Uptown. When you do drive, our times run 12 to 15 minutes to the Medical District and 30 to 34 to Legacy West. Most towers charge for a garage space, so ask what yours costs.

- **Union Station** (rail station): Catch the TRE here for a Fort Worth day trip, or the streetcar to Bishop Arts for dinner without hunting for parking. TRE trains skip Sundays except around the State Fair, so plan weekend trips for Saturday.
- **Pearl/Arts District** (rail station): The east end of the transit mall, where every DART light rail line stops, so it's an easy walk home from the Arts District.

### Green space between the towers

Downtown has added a park every few blocks. Klyde Warren Park sits on a deck over Woodall Rodgers Freeway, with lawns, food trucks and free classes. Harwood Park, on the east side, has mammoth slides, pickleball courts and a splash pad. Carpenter Park on Pacific Avenue is the biggest park downtown and has a fenced dog area, handy if your building has no dog run. Pacific Plaza and West End Square fill in the gaps, so a lunch walk on grass is never far.

- **Klyde Warren Park** (park): Grab lunch from a food truck and eat on the lawn, or come on a weekday evening when free classes and events fill the deck.
- **Harwood Park** (park): Go on a weekday evening to get a pickleball court, or on a hot afternoon when the splash pad cools things down.

### Where downtown eats and goes out

For live music and late nights, walk east under I-345 to Elm Street in Deep Ellum, where bars and stages stay loud past midnight on weekends. The West End Historic District near Dealey Plaza fills old brick warehouses with restaurants that get busy before Mavericks and Stars games. Main Street has patios for a drink after work. For a quick dinner with lots of choices, the Dallas Farmers Market has a food hall inside The Market building.

- **Deep Ellum** (live music): Walk over on a Friday or Saturday night for live bands and bars that stay open late, and skip driving since parking fills fast.
- **West End Historic District** (dining district): Good for dinner before a game, since it sits close to the arena and the West End rail stop.

### Groceries and errands

The big weekly grocery run usually means a short drive out of the core or a delivery order, so count that in if you plan to go car free. The Dallas Farmers Market fills part of the gap. Its shops open every day, and The Shed, a covered open air market, brings farms and makers on weekends. Drugstores and corner markets on Main and Elm cover quick stops.

- **Dallas Farmers Market** (market): Come Saturday morning for The Shed's farm stands, then stay for lunch at the food hall inside The Market building.

### Museums, games and the fair

The Arts District has the Dallas Museum of Art, free to enter for its main collection, plus the Nasher Sculpture Center and the Perot Museum of Nature and Science. The Sixth Floor Museum looks over Dealey Plaza, and Reunion Tower has the skyline view. Mavericks and Stars games are at the American Airlines Center, one stop past West End at Victory Station. Each fall the State Fair of Texas fills Fair Park, a short Green Line ride east.

- **Dealey Plaza** (historic square): Pair a walk through the plaza with the Sixth Floor Museum above it, and go early on weekends before the tour groups arrive.
- **Dallas Museum of Art** (museum): The main galleries cost nothing to enter, so it's an easy hour on a hot or rainy afternoon in the Arts District.

### What we tell renters moving downtown

The convention center on the south side is being rebuilt in phases, so plan on lane closures near Lamar, Griffin and Young for years. On Mavericks and Stars nights, Woodall Rodgers and the streets near Victory back up before the game starts. Units on the east edge, closest to Deep Ellum, can hear weekend music late, so ask which way a bedroom faces. If you'll lean on the train, pick a building within a few blocks of Pacific Avenue.

## Downtown questions

### What does a Downtown one bedroom cost?

This week the typical one bedroom Downtown is $1,580 and the typical two bedroom $2,325, both with free rent averaged in. Prices vary a lot between converted towers and newer buildings. The lowest price right now is $1,129 for an open downtown one bedroom, with its weeks free averaged across twelve months.

### Is Downtown a good place to go without a car?

Of anywhere in Dallas, it's the easiest. Every DART light rail line stops on the transit mall, the streetcar runs from Union Station to Bishop Arts, and the M-Line trolley starts in the Arts District. Groceries are the catch, since a big weekly run usually means a drive or a delivery.

### How do Downtown buildings charge for parking?

Almost always as a separate monthly fee, and the amount changes from tower to tower. Get it in writing next to the rent and add it in our [true monthly cost calculator](/true-monthly-cost/).

### What should I look at in a converted office tower?

The exact unit you'd lease, its windows and which way it faces, the elevator wait at the evening rush, the package room, and whether heating and cooling carry a flat charge.

### Who helps renters find a Downtown apartment?

Our team does. We keep up with the towers on Main, Elm and Commerce, the Arts District towers and the newer buildings by the Farmers Market and in the Cedars. We'll send the ones we find that match your budget, parking needs and move date.
