# Deep Ellum Dallas Apartment Locator: Lofts, Midrises and a Green Line Stop

Deep Ellum mixes old brick warehouses turned into lofts with newer midrise buildings, all one Green Line stop east of Downtown. Garage spaces cost extra almost everywhere and guest parking is hard to find, so parking can move a monthly total more than the gap in rent. Units facing Elm or Main get music until closing time on weekends.

## Areas we cover in and around Deep Ellum

- **Exposition Park**: The blocks between Deep Ellum and Fair Park, along Exposition and Parry avenues. Older brick buildings and a few newer apartments sit here, and the Fair Park DART station on the Green Line is close by.
- **Baylor District**: Built around Baylor University Medical Center on Gaston Avenue, just north of Deep Ellum. Newer apartment buildings and older complexes sit within a few blocks of the hospital, and the Baylor station on the Green Line is right there.
- **Elm Street**: Elm, along with Main and Commerce, is the heart of Deep Ellum, with music venues, murals and crowds late into the night. Apartments here are lofts and newer apartment buildings, and weekend noise and street parking are part of the deal.

## Deep Ellum Apartments Where Parking Moves the Price

- Parking counted up front: spaces included, the price of a second one, and whether guests have anywhere to park
- Free weeks at new buildings still filling up turned into a monthly figure, so read the payback terms first
- Summer power bills, single pane windows and how sound travels through old brick: ask about all three at a loft conversion
- Courtyard or side street units suggested when you'd rather not hear Elm Street at 1am

## Deep Ellum access and the parking question

Deep Ellum sits just east of Downtown, with I-345 on its west side and Exposition Avenue on its east. Bryan Place is north, Old East Dallas northeast. Deep Ellum Station, on the Green Line at Good-Latimer, is one stop from Downtown and two from Fair Park.

The streets were laid out long before garages, and what surface lots remain belong to bars and shops. Have two cars? In most buildings an assigned space is a monthly charge, and a second one costs more. Find out how many spaces the lease includes, and whether guest parking exists and gets enforced. Those answers often swing the total more than the rent does.

For drivers, I-30 is just south. Baylor University Medical Center sits a short hop northeast on Gaston Avenue, close enough for a quick hospital commute.

## What Midrise and Loft Buildings Charge Beyond Rent

Two kinds of building make up most of what's here: newer midrises and older warehouses converted to lofts with exposed brick and tall ceilings. Each comes with its own extra costs.

The new buildings still filling up are where free weeks show up, and where fee lists run longest. Turn any offer into a monthly number and read whether you'd owe it back for leaving early; our [move-in specials guide](/move-in-specials/) has the math.

In a conversion, ask what the summer electric bill runs for that floor plan, since cooling a tall ceiling behind old single pane windows costs real money. Ask too which way the unit faces. A corner on Elm and Main hears the bar crowds; a unit over an inside courtyard is far calmer.

## Day to day in Deep Ellum

Deep Ellum is a walkable grid of old brick blocks east of Downtown. Music, murals and patios fill the streets, the train is close, and the nights run late on Elm and Main.

### Deep Ellum on foot, by train and by bike

Elm, Main and Commerce run side by side, so most daily stops are a short walk from your door. Downtown is about 7 minutes by car in our drive times, and the Medical District about 16. For the train, Deep Ellum Station on the Green Line sits at Good-Latimer. On two wheels, the Santa Fe Trail begins near Parry Avenue on the east side and runs about 4.9 paved miles out to White Rock Lake.

- **Deep Ellum Station** (rail station): Hop on here for the one stop ride to Downtown or two stops east to Fair Park; trains run late on weekend nights.
- **Santa Fe Trail** (trail): Pick it up near Parry Avenue for a paved ride out to White Rock Lake; go early on summer mornings to beat the heat.

### Green space near the warehouses

Deep Ellum itself has more sidewalk than grass. The closest big lawn is Carpenter Park, on Pacific Avenue at the east edge of Downtown. It's a short walk west under I-345, with room for a dog walk or a run. For longer outings, the Santa Fe Trail puts White Rock Lake within reach by bike, and Fair Park's lagoon and lawns sit two train stops east.

- **Carpenter Park** (park): The nearest big lawn to Deep Ellum, a short walk west under I-345, with room to toss a ball or let a dog stretch out.

### Where the night goes

Elm Street is the loud one, with live music rooms and bars that stay open until 2 a.m. on weekends. Main Street is calmer, with more patios, coffee and places to sit outside. Commerce Street fills in with bars and late dinners, and painted murals cover walls on nearly every block. On a Friday or Saturday night, expect crowds on the sidewalks and a line of rideshare cars at the corners.

- **Elm Street, Deep Ellum** (dining street): The main music and bar strip, busiest from Thursday night through Saturday; come before 9 p.m. if you want a table without a wait.

### Groceries and the weekly run

The big grocery store is a Tom Thumb on the north edge of the district. From most Deep Ellum blocks it's a quick drive or a longer walk. For fresh produce, the Dallas Farmers Market on the south side of Downtown is about 2 miles away. Its open air Shed has farm stands on Saturdays and Sundays, and the indoor market hall opens daily. Small shops on Elm and Main cover vintage clothes, records and tattoos more than everyday needs.

- **Dallas Farmers Market** (farmers market): Farm stands fill the open air Shed on Saturday and Sunday, and the indoor hall covers lunch and gifts the rest of the week.

### Fairs, games and street festivals

Fair Park is two stops east on the Green Line. The State Fair of Texas runs there each fall, from late September into mid October, and the Cotton Bowl and the outdoor amphitheater host games and summer concerts. Back in the district, the Deep Ellum Community Arts Fair takes over Crowdus Street each April, with stages, artist booths and food.

- **Fair Park** (fairgrounds): Ride the Green Line two stops for the State Fair each fall, Cotton Bowl games and summer concerts, and skip the parking lots.

### What we tell renters about Deep Ellum

During the State Fair, Green Line trains past Deep Ellum fill up and roads toward Fair Park slow down, so give yourself extra time in late September and October. A home on Elm or Main will hear music and crowds until bars close at 2 a.m., and a unit facing a side street or courtyard is quieter. The I-345 rebuild along the west edge hasn't started and won't touch a lease signed now.
