Around it you'll see older frame houses; most new construction has gone up in the subdivisions on the edge of town. - **US-175 Corridor**: US-175 is Crandall's link to Dallas. Take it northwest through Seagoville to I-20 and I-635, or southeast to Kaufman. Gas stations, fast food and new retail cluster at the exits, and new rental houses keep going up near it. - **North Crandall**: North of the highway, Crandall is mostly newer subdivisions from big home builders, with farmland between them. Plenty of these houses are rented, and getting to Dallas means taking US-175 back west. - **South Crandall**: South Crandall is rural Kaufman County, with older homes on acreage and pasture. Expect fewer sidewalks and more county roads here, plus a longer drive to US-175. - **East Crandall**: On the east side, open land is filling in with new subdivisions that point toward Kaufman, about 10 miles down US-175. You'll be shopping and running errands in Kaufman or back toward Seagoville. ## Crandall Apartments Are Scarce, So Rental Houses Lead - A Forney apartment list ready when Crandall's houses don't fit - HOA fees and rules in the newer subdivisions: ask for both before you compare rents - Crandall, Kaufman or Forney ISD: look up the exact street ## US-175, FM 741 and errands in Forney US-175 is the road to Dallas, about 24 miles northwest through Seagoville, and FM 741 runs north to Forney and US-80. Westbound US-175 slows down around 7am. DART doesn't reach this corridor. STAR Transit offers rides you book ahead, but most renters drive. Big grocery runs mean a trip to Forney or Kaufman for now (a Kroger Marketplace is on the way in Crandall). A co-op supplies power to part of town, with no plan to shop, and Oncor serves the rest, so check before you budget. ## Rental home streets and a few owners There are almost no apartment complexes. What's gone up lately is houses: whole communities built to rent and new subdivisions. The rental home companies post their rules and will often say yes with conditions: a co-signer, a larger deposit or a lease guarantee company. Tenants live under the HOA's parking, pet, lawn and exterior rules, and may owe fees the rent leaves out. Individual owners can bend their rules, often for a larger deposit. There just aren't many of them. Forney, to the north, has far more apartments. ## Day to day in Crandall Crandall is a small Kaufman County town on US-175. Life is quiet and local, with a Main Street downtown, a fall cotton festival and a big new grocery store on the way. ### How far Crandall is from work By our drive times, Downtown Dallas runs about 31 minutes off peak and 42 at 8am. The Medical District is about 55 minutes at that hour, and DFW Airport and Legacy West are both about 65. Most trips start on US-175 heading northwest. FM 741 is the road north toward Forney, US-80 and the new H-E-B there. - **US-175 Crandall** (highway): The road for nearly every trip to Dallas; leave before 7am or after 9am to miss the worst of the westbound slowdown. ### Groceries now and soon Crandall has only small grocery stops for now. Kroger broke ground on a Marketplace store in town in September 2026 and expects to finish it in 2027. Until it opens, the H-E-B on US-80 in Forney is the closest big store, a short drive north on FM 741. - **Downtown Crandall** (town center): Run quick errands near Main Street, and save big grocery trips for Forney until the Kroger opens. ### Hometown events The Crandall Cotton Festival has run for more than 30 years under the local chamber of commerce, with a parade, live music and arts and crafts each fall. In December, Hometown Christmas takes over Main Street downtown with a morning parade and vendors from about 9am to 3pm. Cottonwood Park has playgrounds, picnic spots and sports fields for the rest of the year. - **Crandall Cotton Festival** (festival): Come for the fall parade and live music downtown; it's the one weekend the whole town turns out. ## Crandall questions Does Crandall have any apartment complexes? Hardly. Rentals are houses, many in communities built to rent. Forney, north on FM 741, has the nearest real apartment choices. In Forney, a typical one bedroom runs about $1,264 right now.
