# Bishop Arts Dallas Apartment Locator: Walkable Blocks, Fourplexes and a Streetcar

Bishop Arts and Kessler are the corner of Oak Cliff where coffee, dinner and a show can all happen on foot. The catch: openings are scarce. Newer midrise buildings over garages or shops line Zang, Bishop and Davis. Older fourplexes fill the side streets of Winnetka Heights, and garden complexes sit south of Davis toward Beckley. Kessler Park, up in the hills to the west, is mostly houses.

## Areas we cover inside Bishop Arts / Kessler

- **Bishop Arts District**: Bishop Avenue and Davis Street meet at the center of this small cluster of shops and patios in north Oak Cliff. Newer apartment buildings line Zang Boulevard, and the streetcar runs up Zang toward Union Station.
- **Kessler Park**: Hilly streets full of trees above the Trinity River, with Kessler Parkway winding through and Stevens Park Golf Course nearby. Rentals are mostly houses, garage apartments and a few older duplexes, and I-30 is a quick hop north.
- **Winnetka Heights**: A city historic district of Craftsman and Prairie style homes around Winnetka Avenue, a few blocks west of Bishop Arts. You'll find fourplexes and duplexes mixed in with the houses, and Davis Street is the main way in and out.
- **Stevens Park**: Named for the Stevens Park Golf Course along Coombs Creek, just west of the Bishop Arts area. Stevens Park Estates is mostly 1920s and 1930s homes on big lots, so rentals tend to be houses.
- **Elmwood**: South and west of Bishop Arts, Elmwood has small postwar cottages and older brick houses around Elmwood Parkway and its creek greenbelt. Rentals are mostly houses and duplexes, with Illinois Avenue and Hampton Road nearby.
- **Wynnewood**: Down around Illinois Avenue in south Oak Cliff, Wynnewood is ranch houses from the 1950s plus a few blocks of older garden apartments. Wynnewood Village shopping center anchors it, and I-35E sits a few minutes off to the east.

## Finding Bishop Arts Apartments When Openings Are Rare

- Central air and parking off the street at Winnetka Heights fourplexes: ask about both before you compare
- Permit rules on your block, since weekend crowds from the shops spill onto side streets
- Which way a Kessler Park unit faces, since view and no view can rent for about the same
- The garden complexes south of Davis when you need to move soon or have a credit issue

## Transit, Parking, and the Streetcar to Union Station

Downtown is a short drive north over the Houston Street viaduct. For trips across the metro, I-30 is close at Sylvan or Hampton.

The Dallas Streetcar starts at Bishop Arts station, on Davis Street, and runs to Union Station, where you can change to DART trains. It runs on a timetable (not every few minutes), so check it first. The closest DART rail stations, such as Tyler/Vernon and Dallas Zoo, are a mile or more away, farther than most people want to walk.

Kessler Park's hills are real, and most errands there take a car. In the shopping blocks, weekend visitors fill the curb, so ask whether your block uses permits and where guests can park.

## Three Building Types and What to Ask About Each

Each kind of building here comes with its own questions. The newer midrise buildings along Zang, Bishop and Davis sit closest to the shops and use standard screening. Their free rent offers tend to be small, so when you're choosing between two of them, the fees usually decide it.

The Winnetka Heights fourplexes often cool with window units and have no parking on site. That can wipe out their lower rent once you add power bills and street parking. The garden complexes south of Davis toward Beckley are the most flexible on screening and usually have the most openings.

Kessler Park is houses, garage apartments and duplexes that rarely come open and often go through real estate agents or word of mouth. On its hills, look out the actual window before you pay more for a skyline view.

This is one of the few corners of Dallas where coffee, dinner, a movie and a park can all happen on foot. Kessler Park's hills sit to the west, and downtown is a short streetcar ride north.

### Streetcar, Red Line and a short drive downtown

The Dallas Streetcar ends at Bishop Arts Station, by the District. It runs north over the Houston Street Viaduct to Union Station downtown. For rail, the Red Line stops at Tyler/Vernon and at the Dallas Zoo, each about a mile from the District. Our 8am drive times run about 11 minutes to Downtown, 19 to the Medical District, 31 to DFW Airport and 41 to Legacy West. Most of the District itself is easiest on foot.

- **Bishop Arts Station** (streetcar stop): Catch the streetcar here for a ride downtown to Union Station, then switch to DART trains for the rest of the city.

### Spring ponds and a park over the freeway

Kidd Springs Park, a few blocks north of the District, has a pond fed by springs with a Japanese garden on the hillside beside it. Lake Cliff Park, about a mile east, wraps around its own small lake. Twelve Hills Nature Center is a quiet spot for a short nature walk. Halperin Park is the new park built over the freeway beside the zoo.

- **Kidd Springs Park** (park): Walk the Japanese garden by the pond on a weekday morning, when it's quiet and the light is soft.
- **Lake Cliff Park** (park): Spread out on the lawn by the water with a picnic, or walk a lap of the lake after work.
- **Halperin Park** (park): Oak Cliff's newest park, built over I-35E beside the zoo, good for a walk on a cool evening.

### Where Oak Cliff eats and drinks

The heart of it is a few blocks of Bishop Avenue and Davis Street. They're packed with patios, pizza, barbecue and cocktail bars that stay open late on weekends. West Davis heads toward the Kessler Theater with a calmer mix of older spots. A few blocks south, Jefferson Boulevard has Mexican restaurants and taquerias that have been around for years.

- **Bishop Arts District** (dining district): Walk the blocks of Bishop Avenue and Davis Street for dinner and drinks, busiest on Friday and Saturday nights.
- **Norma's Cafe** (diner): An old Oak Cliff diner for a big breakfast or a slice of tall pie any day of the week.
- **Lockhart Smokehouse** (barbecue): Central Texas style barbecue sold by the pound; go at lunch for the best pick of brisket and sausage.
- **Eno's Pizza Tavern** (pizza): A pizza and beer spot in the middle of the District for a casual dinner with friends.

- **The Wild Detectives** (bookstore bar): Part bookstore and part bar, a calm spot for coffee or a beer with a book on a weeknight.

### Groceries in north Oak Cliff

Groceries here lean toward big Mexican and Latin supermarkets. Fiesta Mart sits about a quarter mile from the District, with Jerry's Supermarket and Supermercado Monterrey close behind. The weekly run is a short drive. The small shops on Bishop Avenue are for gifts, books and clothes, not daily needs.

- **Fiesta Mart** (grocery): The closest big grocery store to the District, with Latin staples, produce and a full meat counter for the weekly run.

### Old movie houses, live music and the zoo

The Texas Theatre on Jefferson Boulevard still shows new and classic films, plus concerts and the Oak Cliff Film Festival. Over on West Davis, the Kessler Theater books live music, and the Bishop Arts Theatre Center stages plays a few blocks from the District. About a mile southeast, the Dallas Zoo makes an easy morning trip.

- **Texas Theatre** (movie theater): Catch a classic film or a late show in an old movie palace, a few blocks south of the District.
- **The Kessler Theater** (live music): Touring bands and local acts play this West Davis room; look up who's on before you walk or ride over.
- **Dallas Zoo** (zoo): Go on a weekday morning to beat the weekend crowds, or ride the Red Line and skip the parking lot.

### What we tell renters looking near Bishop Arts

## Bishop Arts / Kessler questions

### Can I get to Downtown from Bishop Arts without a car?

Yes, on the Dallas Streetcar from Bishop Arts station to Union Station, where DART trains connect. It runs on a timetable, so check it before you count on it for work.

### Do the fourplexes near Bishop Arts have central air?

Many don't. Older fourplexes in Winnetka Heights often have window units and street parking only. Ask about cooling and parking before you compare their rent with a newer building's.

Longer than in most of Oak Cliff. Renters tend to stay put, and the older fourplexes and houses rarely come open. When one does open, a Bishop Arts one bedroom goes for about $1,395, and the best price we saw this week is $1,134 after specials.

On weekends, yes. Visitors fill nearby streets, and some blocks may require permits. Ask the property about your address and about guest parking.
