# Addison Apartment Locator: Addison Circle, Belt Line and the Silver Line

Addison is small (about 4.4 square miles along the Dallas North Tollway), but it rents like a city neighborhood. Midrise buildings and brownstones with private entrances ring Addison Circle, and older garden complexes line Quorum, Marsh and Belt Line, where screening runs easier. The Silver Line now stops by Addison Circle. On weekend nights, the Belt Line restaurants fill nearby guest parking.

## Areas we cover inside Addison

- **Addison Circle**: Apartment buildings with shops on the ground floor ring Addison Circle Park, off Quorum Drive and Morris Avenue. The Silver Line's Addison station is on Arapaho Road at its edge, and the park's big festivals close streets a few weekends a year.
- **Quorum Drive**: Quorum Drive runs north and south just east of the Dallas North Tollway, lined with office towers, hotels and midsize apartment buildings. Belt Line restaurants and Addison Circle are a few blocks away, though Tollway noise reaches apartments on the west side.
- **Marsh Lane**: On its far west side, Addison reaches Marsh Lane south of Belt Line, past Midway Road and Addison Airport. Farmers Branch and Carrollton are across the street, and you can expect older garden complexes and some jet noise from the runway.
- **Belt Line Corridor**: Belt Line Road is Addison's restaurant row, running east to west from Marsh Lane past the Tollway and Village on the Parkway. Garden complexes from the 1980s and newer buildings wrapped around parking garages sit a block or two back, with LBJ a few minutes south.
- **North Addison**: North of Belt Line, Addison runs up toward Keller Springs Road, with Addison Airport filling the land between Midway and Addison roads. Rentals here are mostly older garden apartments and townhomes, and the Tollway is the quick way north or south.

## Addison Apartments: Circle Midrises, Brownstones and Quorum Gardens

- Addison Circle apartment buildings, brownstones and Quorum and Marsh gardens compared on one monthly number
- Guest parking near the Belt Line restaurants, which fills up on weekends, so ask each building how many spaces it has
- Jet noise from Addison Airport at north side homes, so stand outside for a few minutes before you sign
- The Quorum and Marsh complexes, where a co-signer or bigger deposit can open doors the Circle won't

## Getting Around Addison: Tollway, DART, and Belt Line

Addison sits along the Tollway in Dallas County, with Carrollton and Farmers Branch to the west and North Dallas to the south. Belt Line Road is the main east to west street, reaching Carrollton one way and Richardson the other.

Silver Line trains have stopped at Addison station, on Arapaho Road by the Circle, since October 2025. They run west to DFW Airport and east to Plano, and Knoll Trail station is about a mile east. Voters chose to stay in DART in May 2026. Trains run about hourly outside rush hour, so a car still matters for most errands.

The Tollway is the fast way to Plano, Frisco and Uptown, but tolls add up if you drive it daily. Price your trip on [NTTA's toll calculator](https://www.ntta.org/toll-calculator). Addison Airport fills the land north of Belt Line between Midway and Addison roads, and north side homes hear its business jets on takeoff and landing.

## Three building types in one small city

You'll find three kinds of rentals here, and each one prices differently. The apartment buildings around Addison Circle charge fees for amenities, reserved parking and trash pickup, much like buildings in central Dallas. Turn any free rent into a monthly figure before you compare.

The older garden and midrise complexes along Quorum, Marsh and Belt Line rent for less and have easier rules, and most have been updated at least once. Solid income but a credit snag? A lease guarantee, a larger deposit or a co-signer can work there when the Circle buildings say no.

The brownstones and townhomes at the Circle have their own front doors and attached garages, and they lease separately from the apartment buildings beside them. Whichever you pick near Belt Line, ask how many guest spaces the building controls. Restaurant lots fill up on Friday and Saturday nights.

## A week in Addison

Addison is small, but Belt Line Road is lined with restaurants, a Silver Line station sits at Addison Circle, and the park there hosts big festivals from spring through fall.

### The Silver Line and the Tollway

Since October 25, 2025, Silver Line trains stop at Addison Station on Arapaho Road. DART says the ride takes about 32 minutes to DFW Airport and 27 to Shiloh Road in Plano. Off peak, trains come about once an hour, so check the schedule. Knoll Trail Station is under a mile east. By car, our drive times put Legacy West about 15 minutes away, the Medical District 22 to 25, and Downtown and DFW Airport about 27 at 8am.

- **Addison Station** (rail station): Take the Silver Line to DFW Airport and skip airport parking; check the times first, since off peak trains run about hourly.
- **Knoll Trail Station** (rail station): The second Silver Line stop close by, handy from homes on the east side of the Tollway.

### Ponds, a dog park and a creek trail

Addison Circle Park is the big lawn at the center of Addison. Les Lacs Park, about a mile and a quarter out, is the pick for a walk around the water. Celestial Park is another quiet loop about as far away. Spruill Dog Park gives dogs a fenced yard to run off leash, and it closes on Tuesdays for upkeep. For longer rides, a stretch of the White Rock Creek Trail is about a mile and a half out.

- **Les Lacs Park** (park): Walk the loop around the water in the early evening, a calm break from Belt Line traffic.
- **Spruill Dog Park** (dog park): Let the dog run off leash before work, when it's cool and the gates are quiet.
- **Celestial Park** (park): Take a slow walk on a weekend morning in one of Addison's quieter parks.

### Belt Line Road's restaurant row

Belt Line Road is Addison's dinner street, from patio brunch to late steak dinners, and much of it sits a short drive or walk from home. For brunch, Ida Claire does Southern plates. Lane's OAK'D BBQ smokes brisket, Kenny's Wood Fired Grill does steaks, and Hudson House serves oysters and martinis. Gloria's Latin Cuisine has served Salvadoran and Tex-Mex plates in Dallas for decades.

- **Belt Line Road** (dining street): Pick a different patio each weekend; this is where Addison goes for brunch, dinner and a drink after work.
- **Ida Claire** (Southern brunch): Book ahead for a Sunday brunch of Southern plates with a group of friends.
- **Lane's OAK'D BBQ** (barbecue): Go early for brisket, before the best cuts run out on a busy weekend.
- **Gloria's Latin Cuisine** (Latin restaurant): Order pupusas and Tex-Mex for an easy night out with a group.
- **Kenny's Wood Fired Grill** (steakhouse): Save it for a steak dinner on a big night, a short drive from Addison Circle.

### Groceries and errands by the Tollway

Whole Foods Market is about three quarters of a mile from Addison Circle. Village on the Parkway, at Belt Line and the Tollway, mixes stores and restaurants for a walkable errand run. Addison Walk and Prestonwood Town Center, each under a mile out, cover big box trips and quick stops. Most weekly errands stay close to home.

- **Village on the Parkway** (shopping center): Park once and walk between errands, dinner and a coffee at Belt Line and the Tollway.
- **Prestonwood Town Center** (shopping center): Do the big box run here on a weekday evening, under a mile from most Addison homes.

### Festivals, plays and two small museums

Addison Circle Park hosts the town's big parties. Kaboom Town lands on July 3 each year, and Oktoberfest runs four days each September. WaterTower Theatre stages plays at the arts center on the circle. The Mary Kay Museum and the Haas Moto Museum, full of motorcycles, are each under a mile away.

- **Addison Circle Park** (park): Spread a blanket for Kaboom Town on July 3 or grab a beer at Oktoberfest in September.
- **WaterTower Theatre** (theater): Catch a play close to home, a short walk from the homes around Addison Circle.
- **Haas Moto Museum** (museum): A big motorcycle collection on North Beltwood Parkway, just south in Farmers Branch; check its visitor page before you go.

### Before you settle on Addison

On Kaboom Town and Oktoberfest days, the streets around Addison Circle close and parking fills up. Homes there get the crowd at the door. If you'll ride the Silver Line to the airport, a home near Addison Station saves the drive and the parking fee. Off peak trains run about hourly, so time your trips before you give up a car.
