# Uptown vs Victory Park vs Turtle Creek High Rises

Typical rents for Uptown, Victory Park, and Turtle Creek, checked weekly. Here's how the three main high rise areas compare on price, terms, and commute. We stick to the buildings and the numbers.

## The three, by the numbers

This week a typical one bedroom is **$1,935** a month net effective in Uptown, $1,985 in Victory Park, and $1,905 along Turtle Creek, against $1,245 across the Dallas area. All three sit near the top of the Dallas market. Downtown, for reference, is $1,580.

Area figures give you a rough idea. They won't tell you what a specific lease costs. Inside any of these three, individual buildings vary by hundreds of dollars a month once you count the concession and the community fees.

| | Uptown | Victory Park | Turtle Creek |
| --- | --- | --- | --- |
| How close together | Most towers in one place | Tower cluster around the arena district | More spread out, along the boulevard |
| Building age | Mixed, with a lot of new construction | Mostly newer towers | Mostly older towers, with some new ones |
| How big the concessions are | Big in buildings still filling up | Big in buildings still filling up | Usually smaller |
| Community fees | Heavy: garage, valet trash, amenity, package | Heavy | Heavy, varies by building age |
| Transit | Cityplace/Uptown DART, McKinney Ave trolley | Victory Station, DART Green and Orange, TRE | Limited rail; drive or bus |
| Main corridors | Dallas North Tollway, US-75 | Woodall Rodgers, I-35E | Dallas North Tollway, Oak Lawn Ave |

## Uptown

The most towers packed close together of the three, with rents near the top of the Dallas market. McKinney Avenue is the main street, with the free trolley running its length and the Katy Trail on the northwestern edge.

Concessions show up mostly in the newer buildings along McKinney and around West Village. That's where the daily rate math matters most. Six weeks free is 42 days, and turning it into a daily rate before you compare often flips which building is cheaper. See

for how we compare towers.

Cityplace/Uptown Station serves the eastern edge, so if you don't have a car, the eastern blocks are a very different deal from the western ones.

## Victory Park

Towers bunched around the arena and the edge of the Harwood District, with direct access to Woodall Rodgers Freeway and I-35E. Victory Station sits on the DART Green and Orange lines and the Trinity Railway Express.

The buildings here run newer than Uptown’s on average, so the community fees tend to include every line. Expect garage parking, valet trash, package lockers, amenity fees, and often required bulk internet.

Event nights at the arena bring heavy traffic. Ask about garage access and guest parking on event nights before you sign.

## Turtle Creek

Older towers along Turtle Creek Boulevard, more spread out than either of the others. Building age spans several decades, and the older towers differ from new construction on almost everything that matters.

Concessions are usually smaller here, since fewer buildings are still filling up. That changes what decides a comparison. With smaller gaps in concessions, the community fees usually tell you which of two buildings is actually cheaper.

Rail access is limited. Plan on driving. Most towers here still charge for parking, so count it.

> **What we don't compare on**
>
> We describe price, terms, the buildings, commute, and transit. We don't rate neighborhood safety, and we don't describe who an area is for. Both can stand in for traits that fair housing law protects. Using them to point renters toward or away from an area is called steering, and the law doesn't allow it.

## How to actually choose between them

Use the area figure as a starting point and nothing more.

1. Pick two or three specific buildings across the three areas.
2. Turn each concession into a daily rate and get the effective monthly rent.
3. Add each building’s community fees. See

    high rise fees

    [/guide/high-rise-fees-valet-trash-parking-package/ →](/guide/high-rise-fees-valet-trash-parking-package/)

     for what belongs in it.
4. Ask the clawback question on each.
5. Ask what each unit renewed at last year.
6. Compare drive or transit time to your real destination, at the hour you actually leave.

The winner usually isn't the building with the lowest sign rent, and it's often not in the area you started in.

Send us the buildings you're looking at. We'll look up their screening rules and tell you which ones your file can likely meet.

## Questions about this

Which is more expensive, Uptown or Victory Park?

They run close. This week a typical one bedroom is $1,935 a month net effective in Uptown and $1,985 in Victory Park, against $1,245 across the Dallas area. Both sit among the priciest areas in Dallas. Buildings in each area vary a lot, so effective rent and community fees tell you more than the area figure does.

How are these three areas different?

On price range, building age and density, how big the concessions are, fees, and commute. We compare those. We don't describe who lives in an area or rate how safe it is.

Which has the deepest concessions?

Usually the newest buildings, since they are still filling up. The size of a concession follows how full a building is, not the area, and it changes over time.
