# Dallas Neighborhoods for Commuters: Read the Map Before You Pick

The best Dallas neighborhoods for commuters are the ones on the right highway or DART line for your job. Here's how to get your bearings on price and travel time before you pick. We don't rate areas or say who they suit.

## Dallas is organized around freeways

Not neighborhoods. Which of the five freeway corridors you live near decides your day. When we handle a

from out of state, the corridor is the first thing we work out.

- **I-35E (Stemmons)**: runs north and south on the west side, toward Denton
- **US-75 (Central)**: runs north and south on the east side, toward Richardson, Plano, Allen, McKinney
- **Dallas North Tollway**: runs north and south through the middle, toward Addison and Frisco
- **I-635 (LBJ)**: the loop across the north side, running east to west
- **President George Bush Turnpike**: the outer route across the north, running east to west

Plus **I-30** running west toward Arlington and Fort Worth, and **Loop 12** as an inner ring.

## What rent runs, and when we checked

This week a typical apartment across the Dallas area rents for <span data-ar="m0">$1,241</span> as a studio, <span data-ar="m1">$1,245</span> as a one bedroom, <span data-ar="m2">$1,699</span> as a two bedroom, and <span data-ar="m3">$2,299</span> as a three bedroom. Those are net effective rents from our weekly pull of <span data-ar="day">November 6, 2026</span>, before fees.

The spread between areas matters more than the figure for the whole Dallas area:

| Area | Typical one bedroom | Typical two bedroom |
| --- | --- | --- |
| Uptown | <span data-ar="a:uptown:1">$1,935</span> | <span data-ar="a:uptown:2">$2,882</span> |
| Downtown | <span data-ar="a:downtown:1">$1,580</span> | <span data-ar="a:downtown:2">$2,325</span> |
| Dallas area | <span data-ar="m1">$1,245</span> | <span data-ar="m2">$1,699</span> |
| Richardson | <span data-ar="a:richardson:1">$1,044</span> | <span data-ar="a:richardson:2">$1,409</span> |

The lower figures come mostly from garden apartments and midrise buildings outside the urban core.

## Transit

DART runs five rail lines: Red, Blue, Green, Orange, and Silver. The Trinity Railway Express runs west to Fort Worth from Union Station.

The four main lines all meet Downtown, so it's the starting point if you don't have a car. Knowing your corridor matters most when you're

renting sight unseen

[/guide/renting-a-dallas-apartment-sight-unseen/ →](/guide/renting-a-dallas-apartment-sight-unseen/)

. Beyond that:

- **Red** runs north up the US-75 corridor through Mockingbird and Park Lane, then into Richardson and Plano, and **Orange** shares part of that track
- **Green** runs southeast through Deep Ellum and Fair Park, and northwest past Love Field toward Carrollton
- **Blue** runs south toward Oak Cliff and northeast through Garland to Rowlett
- **Cityplace/Uptown** serves Uptown’s eastern edge

Coverage varies block to block. A property four blocks from a station isn't the same as one twelve blocks away. Check the walk on a map from the front door of the building, not from the edge of an area called “close to transit.”

## Where the jobs are

Where you work drives the whole decision:

| Job center | Big employers |
| --- | --- |
| Downtown | AT&T headquarters (moving to Plano in 2028), Federal Reserve Bank of Dallas just north in Uptown |
| Medical District | UT Southwestern, Parkland Health, Children’s Health |
| Richardson Telecom Corridor | Tech and telecom offices on US-75 between I-635 and the PGBT |
| Plano / Legacy West | Toyota North America, JPMorgan Chase |
| Westlake | Charles Schwab |
| Las Colinas / Irving | Corporate campuses along SH-114 |

Send the address rather than the city. Drive time from the same neighborhood to two Plano addresses can differ by twenty minutes at 8am.

> **What we won't do**
>
> We describe price, commute, transit, and how old the buildings are. We don't rate neighborhood safety, and we don't tell you which neighborhood suits which kind of person. Both line up with traits that fair housing law protects. Pointing renters toward or away from an area that way is called steering, and the law bans it.

## Do it in this order

1. Pin down your work address and how long a commute you'll accept, at the time you actually leave.
2. Draw the corridor that serves it.
3. Set the rent range your income supports. Most Dallas properties want income at 3x the rent.
4. Look at the buildings in that corridor and price range (garden, midrise, or tower) and what each one charges in fees.
5. Only then start comparing specific buildings on effective rent.

Start with the

if the urban core is where you're looking. Or send us the address and ask which corridors make sense for it. That's what

 does, free.

## Questions about this

How should I choose a Dallas neighborhood if I'm moving from out of state?

By price range, commute corridor, transit access, and the kind of buildings. Then time the drive from each area at the hour you actually leave, not at noon.

Which highways matter most for commuting in Dallas?

I-35E, US-75 Central, the Dallas North Tollway, I-635 LBJ, and the President George Bush Turnpike. Which one you live near decides your day more than a neighborhood name does.

Can I live in Dallas without a car?

In parts of it. Downtown is where the DART Red, Blue, Green, and Orange lines meet, and Uptown, Deep Ellum, and Richardson's CityLine all have rail access. Coverage changes block to block, so look up the walk from any building you like to the nearest station.
