# How Fast Can You Move Into a Dallas Apartment?

How fast can you move into a Dallas apartment? Often in days, when a home is ready and your paperwork is too. Here's the realistic timeline, what speeds it up, and what slows it down.

## The realistic timeline

When a unit is ready to move into and your documents are in order, it takes days, not weeks.

| Step | How long it usually takes |
| --- | --- |
| You send your info, we start on your list | ASAP |
| Tour or video walkthrough | Same day to 2 days |
| Application sent | Same day, if documents are scanned |
| Screening decision | 24 to 48 hours; sometimes same day |
| Lease signed | Same day, online |
| Deposit and insurance certificate | Same day |
| Utility connection | Same day to 2 days |
| Keys | On the lease start date |

With your documents in order, what holds you up is almost never the paperwork. It comes down to whether a unit is actually empty and finished.

## Ready now versus on notice

**Vacant and ready.** Empty, and the work between renters is done: cleaned, painted, repaired, inspected. You can move in as soon as the lease starts.

**On notice.** The current resident has given notice but hasn't moved out yet. Plan for their move-out date plus one to two weeks to get the unit ready.

Both get advertised as “available.” Only one of them is available now, so ask the office which one you're looking at.

## What actually delays it

**Documents.** The most common cause and the easiest to fix. Have these scanned as PDFs before you open an application:

- Photo ID for every adult applicant
- Two to three recent pay stubs or the equivalent
- Two to three months of bank statements if self-employed
- Offer letter if relocating for a new job
- Contact info for your current and past landlords
- Pet vaccination records, if you have a pet

**Paperwork format.** If a property wants pay stubs and gets a bank statement, it will ask again. We look for properties whose written rules you can actually meet.

**Review by a person.** A rental history flag, a background item, unusual income, or a guarantor sends the file to a person for review. That takes time, but it isn't a denial.

**Still being prepped.** Ask for the date the unit will be ready, in writing, instead of settling for “should be ready.”

> **The most expensive move under pressure**
>
> Applying to three properties at once. Applications usually run $50 to $75 per adult and are rarely refundable, so three guesses can cost $150 to $225 in a week you didn't have. Matching first costs nothing and takes one message.

## Holding fees and deposits

A holding fee takes a unit off the market until the property decides on your application. It isn't a security deposit. Ask two things: is it refundable if you're not approved, and does it apply toward the deposit if you are?

Texas law treats an application fee and an application deposit differently (Texas Property Code Sections 92.351 to 92.355). If you're turned down, a deposit has to come back. A fee usually doesn't. The exception is a property that never gave you its written rules for approval.

## Send three things

Budget, move date, and anything on your credit, rental history, or background that might get your file a closer look.

We send a list ASAP of properties in your budget whose screening rules fit you. For each one, we look up its income rule and how its management company looks at credit. That's the whole point of

## Questions about this

How fast can I move into a Dallas apartment?

Days, when a unit is empty and ready and your documents are scanned. Screening usually comes back in 24 to 48 hours, and some properties answer by computer the same day.

What slows a move-in down?

Documents that aren't ready, income paperwork the property won't take, a file that needs a person to look at it, or a unit that is empty but not ready yet.

What is a vacant and ready unit?

One that is empty and fully prepped: cleaned, painted, repaired, and inspected. A unit 'on notice' still has someone living in it and is often several weeks away, plus one to two weeks of prep.
