# Why Are Apartment Locators Free? How a Dallas Locator Works

Why are apartment locators free? The apartment community pays a referral fee after you sign, not you. That fee comes out of its marketing budget, so a locator costs you nothing. Here's the process, what we send, and when.

## What a locator is, and who pays

An apartment locator is a licensed real estate agent who works the rental side. You tell the locator what you need. They match it against the rules properties set and send you a list.

We're free to you. When you sign a lease, the apartment community pays us a referral fee out of its marketing budget.

That's why it works at every price point. A renter at $3,000 in Uptown and a renter at $1,100 with a 580 credit score both pay us the same: nothing.

Locators differ in what comes with the list. Some send only addresses and rents. We add the screening rules we have for each property, and our calculators show

what an apartment actually costs

. That screening match is

what separates a locator from a listing site

.

## The four steps

**1\. Tell us your situation.** Budget, move date, target neighborhoods or commute, gross monthly income, and anything on your credit, rental history, or background. Two minutes of typing.

**2\. We look for a match.** We compare your details with our own database. Our notes show which management companies want 3x income and which want 2.5x, which take a 580, which count 1099 income, and which review a record case by case. We work only from what you tell us. We never pull, ask for, receive, or store your screening report.

**3\. You get a real list.** ASAP. Write over the weekend and you'll most likely hear from us Monday, with the list after that. For each property, we look up the income rule and how its management company looks at credit.

**4\. You tour and apply.** We set up tours and help you apply where the written rules actually fit.

> **The one thing we ask**
>
> List our company name and your agent's name on the guest card and on the application. That's how the property knows we sent you, and it's what keeps us free for you.

## What this saves you

| Without a locator | With one |
| --- | --- |
| Listing site data that can be out of date | Screening rules we get from the properties themselves |
| Headline rent | A calculator for effective rent and every fee |
| Guessing which properties take your situation | Checked against the screening notes we keep |
| Three applications at $50 to $75 each | One, where the criteria fit |
| Concession terms you first see at signing | The clawback terms, found before you sign |

Applications in Dallas usually run $50 to $75 per adult and are rarely refundable. If you're guessing, three applications can cost $150 to $225 before you find a yes. Knowing which companies work with your situation is the difference between three applications and one. That's the clearest dollar value a locator gives you.

## What a locator does not do

We don't set rent, fees, concessions, or screening criteria. The property does. Approval isn't ours to promise, either. What we can do is pass along what each property has told us it asks for.

We don't hold units either. One can rent before you reach the office, and a new leasing agent can give a different answer than the last one did. Tell us when that happens, and we'll look for other choices ASAP.

## Questions about this

Are apartment locators really free?

Yes. When you sign a lease, the community pays a referral fee out of its marketing budget. You don't pay us a fee or a deposit.

What's the catch?

None, with one condition: our name and your agent's name have to be on the guest card and on the application. That's how the property knows we sent you, and it's how we stay free for you.

How fast do I get a list?

ASAP. Write over the weekend and you'll most likely hear from us Monday, with the list after that. Send your budget, move date, and what matters to you. We look up each property's income rule and its management company's credit standards before it goes on your list.

## Put the numbers on real properties

Send your budget, move date, and what matters to you. We'll send the properties whose screening rules fit your file, and our free calculators can price any of them.
