# Hidden Apartment Fees in Dallas: Community Fees Explained

Hidden apartment fees in Dallas can make two buildings with the same rent cost very different amounts each month. Amenity, parking, package, valet trash, and pet fees all add up. Here's how they land in your total monthly cost.

## Rent is the first line, not the last

Two Dallas buildings can advertise the same monthly rent and cost you $250 a month apart. The difference comes from community fees, which sit on a different page from the rent sheet.

Ask for the fee schedule. That's the page that tells you what you'll pay.

## The monthly charges

| Charge | What it covers | Notes |
| --- | --- | --- |
| Amenity fee | Pool, gym, lounge, work spaces | Flat monthly, charged whether or not you use it |
| Parking | Surface, covered, garage, reserved | A second space usually costs more |
| Valet trash | Pickup at your door | Often required at newer buildings |
| Package locker | Package lockers or a package room | Sometimes bundled into a “technology fee” |
| Pest control | Covers the whole building | Flat monthly |
| Pet rent | Per animal, per month | Separate from the pet fee you pay once and the deposit |
| RUBS | Water, sewer, and trash, split by formula | Varies month to month; not metered per unit |
| Bulk internet | One contract for the whole building | Required at many newer buildings |
| Renters insurance | Liability, often $100k minimum | Usually required, and your insurer sets the price |

Electricity sits outside all of this. In Oncor areas like Dallas, you pick a retail provider, and Oncor delivers the power and bills that provider for it.

## What RUBS means

Ratio Utility Billing System. The building gets one water, sewer, and trash bill and splits it among residents by a formula instead of metering each unit. The formula usually goes by how many people live in each unit, or by that plus square footage.

That means two things. It changes month to month, so it's hard to budget. Your bill rides partly on what your neighbors use, not on your use alone.

Ask what RUBS averaged last year for your floorplan. Properties can usually answer, and the number belongs in

instead of showing up as a surprise.

## Charges you pay once, kept separate

These happen once, so they don't belong in the monthly number:

- **Application fee**: $50 to $75 per adult in Dallas, and usually not refundable
- **Administrative fee**: charged at signing, and it varies a lot
- **Pet fee**: paid once, not refundable, and separate from the pet deposit and pet rent
- **Security deposit or deposit alternative**

Texas law treats an application fee and an application deposit differently (Texas Property Code Sections 92.351 to 92.355). If you're turned down, a deposit has to come back. A fee usually doesn't. The exception is a property that never gave you its written rules for approval. Ask which one you're paying.

> Two buildings, same $1,600 rent. One adds $30 amenity, $75 parking, $30 valet trash, and $40 RUBS: $1,775. The other has no amenity fee, includes one parking space, charges $25 for valet trash, and meters water separately: $1,625. Same rent on the sign, $150 a month apart, $1,800 over a year. ## Pets add a third layer

Pet costs split three ways, and only one of them is monthly: a pet fee you pay once, a refundable pet deposit, and monthly pet rent per animal. With two animals, pet rent alone can change which building comes out cheaper. See

## What to ask for, in one sentence

“Can you send me the full fee schedule, including whether valet trash and internet are required, what a parking space costs, and what RUBS averaged last year for this floorplan?”

That one question gets you almost every community fee. Put the answers into our true monthly cost calculator, and you'll have one monthly number to compare.

## Questions about this

What fees do Dallas apartments charge on top of rent?

The monthly ones are amenity, parking, package locker, valet trash, pest control, and pet rent. On top of that, many buildings bill water, sewer, and trash through RUBS, and newer buildings often add required bulk internet.

Can two apartments with the same rent cost different amounts?

All the time. The community fees are where two offers that look the same pull apart. The gap between two buildings advertising the same rent can top $200 a month.

Are these fees negotiable?

Not usually one by one. Sometimes you can get a parking space included, or the administrative fee waived at signing. Most monthly fees are set by the property.
