# Fair Housing Statement

Equal Housing Opportunity. What that means for how we describe neighborhoods, situations, and criminal records.

Last updated: November 1, 2026
## Our commitment

We follow the federal Fair Housing Act and the Texas Fair Housing Act. We help everyone find housing, no matter their race, color, religion, sex, disability, familial status, or national origin. We don't discriminate in the places we show, the facts we share, or the help we give.

## How this shapes what we publish

### We don't rate how safe a neighborhood is

You won't find "safest areas", crime commentary, or "good part of town" on this site. Talk about safety tends to follow the racial makeup of an area. It's the most common way a locator ends up steering renters toward or away from a place. We describe price, commute routes, transit access, and how old the buildings are instead. Those are the facts that decide what a lease costs.

### We don't steer

We don't describe a neighborhood by the race, ethnicity, religion, familial status, or national origin of the people who live there. We don't use code words for any of that either. You won't see "great for young professionals" or "perfect for families" on any page here. We describe the property, the price, and the terms.

### We stick to the facts on criminal history

When a page covers a felony, misdemeanor, eviction, or broken lease, we state each property's policy plainly. That's how far back they look, which offenses count, and whether they review records one at a time. We never tell you a record shuts every door, or that it won't matter anywhere. HUD's 2016 guidance said a blanket ban on criminal records could count as discrimination through disparate impact, meaning a rule that falls harder on some protected groups. HUD withdrew that guidance in 2025. Policies vary, so we describe what each property requires and compare what you tell us with it.

### Disability

We never mention a renter's disability. Accessibility features are part of the property, and that's how we describe them. Requests for a reasonable accommodation or modification, including assistance animals, are between you and the property owner under the Fair Housing Act. We'll tell you each property's stated policy as we have it.

### How we choose our words

Words that sort people into groups start to hint at who belongs where. So we write about buildings, prices, and lease terms, not about the renter.

## Advertising

All property information on this site falls under the Fair Housing Act. That law makes it illegal to advertise any preference, limitation, or discrimination based on a protected class. We don't knowingly accept any ads that break the law.
